The median home sale price in Woodhaven is in the mid-$200,000s, much lower than Richmond’s overall median of $390,000 and slightly lower than that of Swanson, Warwick and South Garden nearby. “It’s still one of the more affordable areas in Richmond to own a house,” says Issac Abdelmalak, a Richmond resident and a Realtor at Virginia Capital Realty. Most homes in Woodhaven are brick ranch-style houses built between the 1940s and the ‘70s, and you can also find some Cape Cod and Minimal Traditional homes. On average, these have around 1,300 square feet, but some might have finished basements that add more space. Woodhaven is filled with greenery, from mature shade trees to grassy, well-maintained lawns. Unless you live near Warwick or Hull Street Roads, you’re unlikely to see much traffic in the neighborhood, which has a quiet, suburban feel. “Some of the residents are long-term, but a lot of the owners are using [the houses] as rental properties,” says Danielle Bowers, who has over 20 years of experience and is the broker-owner of Century 21 Lifestyle. Around half of the residents here rent their homes.

Richmond Public Schools serves the area. Kids can start at Miles J. Jones Elementary School in Westover, then head to River City Middle School in Elkhardt and Huguenot High School in Bon Air. Outdoor recreation is a short drive away. Best Life Ever Skatepark has lighted ramps and bowls for skateboarders and bikers to work on their tricks. The skate park is next to Southside Community Center, which has both an outdoor and an indoor playground, basketball courts and space for fitness classes. The Broad Rock Sports Complex is also close, where you can play pickleball, basketball and baseball.
