This is a Savannah-area suburb that’s growing — one where residential tranquility comes without trading access to a range of day-to-day amenities. “It’s a good, wholesome place to live,” says local Realtor Jeff Geyer of The Geyer Team at NorthGroup Real Estate.
Modern homes are aplenty in Rincon
There are sections of Rincon that provide a true, rustic feel with homes that stand on multiple acres. Other parts of the area are made up of suburban-style subdivisions with sidewalk-lined streets and smaller lots, between about one-tenth of an acre and one-fifth of an acre. Some of Rincon’s houses date back to the mid-20th century, but there are also a lot of homes here built after the turn of the 21st century, including in recent years. Houses here are usually either ranchers or new traditional Craftsman-style homes, across the board. Square footages in Rincon stretch about 2,100 on average. Prices in Rincon are often between $300,000 and $400,000. “It’s mostly in that range,” says Geyer, who has lived in Georgia for over 25 years. “If you want it nicer, you’re going to go to $450,000.”

Effingham County Schools come with a strong reputation
Kids in Rincon can go to schools in the Effingham County Schools system, one that carries a B-plus overall rating on Niche. Each of the individual schools students here can go to has at least a B grade of its own, too. Students can start at either Rincon Elementary, Blandford Elementary or Ebenezer Elementary, which all have student-teacher ratios of 15-to-1 or 14-to-1. Then, students can move on to Ebenezer Middle or Effingham County Middle, schools that offer plenty of extracurricular opportunities, from Technology Student Association to Future Farmers of America. Students then advance to either Effingham County High or South Effingham High. Both high schools include Career, Technical, and Agricultural Education programs with offerings in topics like health science and culinary arts.

Take Route 21 to get around the Savannah area
Georgia State Route 21 runs through the middle of Savannah, an artery connecting Rincon residents with Savannah to the south and Effingham County sister city Springfield to the north. Those in Rincon can reach Rincon in a trip of just under 20 miles and get to Springfield in just about 7 miles. Traffic on Route 21 can be congested at times, Geyer says, but a new side road dubbed the “Boulevard” is under construction in the area. “That’s going to help alleviate some of the side traffic,” Geyer says.
Route 21 is a hub for commercial activity
Route 21 is not just a transportation link in Rincon, but also the city’s primary commercial thoroughfare. This stretch is lined with restaurants, both locally owned and chains. “There’s a really good barbecue place called Rusty Pig,” Geyer says. The brisket is one of Rusty Pig’s specialties. Jalapeños Mexican Grill down the street is another popular spot, in part for its margaritas. The Tin Fin, farther down Route 21, is well-liked for seafood, and Ms. Jean's Restaurant is renowned for its fried chicken. “It’s a nice, family-style, Southern-cooked meal,” Geyer says of Ms. Jean’s. Route 21 also has a Kroger Marketplace, a Walmart Supercenter and a Lowe’s.

Rincon residents can get moving the way they want
One of Rincon’s benefits is its moderate weather, Geyer says. And locals can get out and enjoy it in multiple ways. One is by stopping by Macomber Park, a sprawling complex where locals can go for a walk or take the kids to the playground. Macomber is also a hub for youth sports, with eight different ball diamonds. Jaycee Park is another option for a playground. There’s also a YMCA in town, Effingham YMCA, that offers more than 20 group exercise classes. Golfers can tackle Rincon’s Lost Plantation Golf Club, a public 18-hole, 6,800-yard circuit.
