Hawk Site gives home buyers a new place to land in Rio Rancho
Hawk Site is a slice of rugged New Mexico landscape molded into Albuquerque-area suburbia. Home to the Mountain Hawk Estates subdivision, Hawk Site offers buyers recently built homes in a convenient location of the Albuquerque metro, accented by Sandia Mountain vistas. “They’re buying them because of where they’re located, and they can easily get to work from the properties,” says Randy Lawson, who leads the Lawson Realty team and has roughly 10 years of industry experience. “And they’re getting a nice property that’s not completely out of range of being close to anything.”
Properties in Hawk Site can be lighter on the pockets
Multiple builders constructed homes in the Hawk Site area’s Mountain Hawk Estates, including D.R. Horton, Twilight Homes and Hakes Brothers. However, options share similar Mediterranean- and Spanish Revival-inspired architecture, with earth-toned stucco facades. Floor plans average 1,800 square feet, and many of the lots along the development’s sidewalk-lined streets are around one-tenth of an acre. Pricing is another common denominator: properties in Mountain Hawk Estates go for $280,000 to $480,000, which trends lower than the Mariposa Subdivision down the road. “You can get almost the same exact house that you can in Mariposa, that will be cheaper,” Lawson says.
The Hawk Site area also has a CAP Index Crime Score of 1 out of 10, significantly better than the national average of 4.
Local schools provide after-school programming
The Rio Rancho Public Schools system maintains an A rating on Niche, and Lawson says the district is one of the draws to the area. Students in Hawk Site can go to the A-minus-rated Vista Grande Elementary, where they have access to a before- and after-school program with activities touching on topics from literature to sports. Mountain View Middle gets an A grade and has an after-school tutoring program four days a week. The A-minus-rated V. Sue Cleveland High has 20 sports teams, with a total of almost three dozen state championships.
Neighborhood park provides a place for play
Hawk Site residents in Mountain Hawk Estates are a relatively short walk or bike ride from Roadrunner Park, the development’s built-in recreation space. The park features a playground, a full-size basketball court and covered picnic tables. Locals can also venture into the Mariposa development to access the Mariposa Preserve, a taste of the natural terrain with over 50 miles of trails.
Rio Rancho parks hosts multiple community gatherings
The city of Rio Rancho uses some of its green spaces for community gatherings. Campus Park, 7 miles from Hawk Site, hosts the annual Park ’N the Park Car Show in April, featuring hundreds of classic vehicles. Rio Rancho’s Fourth of July celebration is also at Campus Park, and includes live music, food, a parade and fireworks. The annual Food Truck Fiesta comes around in September at Cabezon Park, 12 miles away — a gathering of over 30 vendors, showcasing a range of cuisines.
U.S. highway is a neighbor
The Hawk Site area is next to a stretch of U.S. Highway 550. The roadway is a connection to some of Rio Rancho’s commercial amenities, and drivers can take it to Interstate 25 for trips into Albuquerque’s downtown, 25 miles away. The Albuquerque International Sunport is just under 30 miles away and operates over 400 flights a day. Hawk Site residents are 7 miles from the UNM Sandoval Regional Medical Center, which has an emergency room.
Commercial amenities come close together
Highway 550 links with Rio Rancho’s Pat D’Arco Highway, a thoroughfare bounded by stores and restaurants. That includes the Plaza at Enchanted Hills shopping center with T.J. Maxx, Five Below, Ross Dress for Less and PetSmart. They’re all next to THE BLOCK, a food-court-inspired eatery with restaurants offering burgers, crepes, pizza and more. Chains from Jack in the Box to Chili’s are nearby, too. The Plaza at Enchanted Hills also borders both a Walmart Supercenter and an Albertsons Market.
