A mix of housing styles in one of Riverside’s oldest neighborhoods
The neighborhood has a mix of housing from different decades, and more people rent than own. Midcentury houses mingle with contemporary designs along straight, gridded streets dotted with trees. The homes sit on moderately sized lots with lawns of varying sizes, and pockets of the community reflect the blue-collar neighborhood the area was when citrus workers built houses here in the early and mid-1900s. “Many of these homes are midcentury raised-foundation bungalows. They’ve been remodeled over the years, and some have additions,” says Aaron. Homes sell for an average price of $522,000 after 30 days on the market. Midcentury bungalows range from $435,000 to $765,000, while more contemporary homes sell between $650,000 and $1.2 million.Eastside residents are always close to a public park
Eastside has several green spaces of various sizes. Bobby Bond Park is a sports complex with spaces for football, baseball, soccer and swimming. The park even has a 14,000-square-foot skate area with rails, ramps and grind bars. The space is also home to the Cesar Chavez Center, a community building with a gymnasium and rooms available for rent. There’s also the Johnny Martin Sotelo Youth Opportunity Center. It’s dedicated to helping youth from 14 to 22 finish high school and gain employment. Bordwell Park has walking trails, open spaces and a baseball field. A playground and basketball courts flank the Stratton Center, a community space with senior programming throughout the week. B-rated Matthew Gage Middle offers seventh graders an AVID class to prepare them for college and careers. A-minus Polytechnic High is the city’s oldest school. It has 19 advanced placement courses, 12 college preparatory classes and a selection of specialized programs. UEI College-Riverside is located at the eastern edge of the community. This trade school provides technical certifications and diplomas for healthcare, mechanical trades and criminal justice. There are plenty of ways to get around Eastside. The area is very walkable, with plentiful sidewalks, and bike lanes run down many of the neighborhood’s streets. There’s also a choice of public transportation, with several bus lines and a Metrolink train stop that takes people to San Bernardino or Arlington. The community’s most significant roadways include University Avenue, 14th Street and Chicago Avenue. It’s also near the intersection of California Highway 91 and Interstate 215, making access to both simple. Riverside Community Hospital is 1.5 miles west, and the Ontario International Airport is 18 miles away.Cultural attractions, diverse cuisines and multiple markets
Eastside has a selection of grocers, with stores like New Market, La Tapatia Market and La Michoacana Daily Grocery providing pantry staples and household items. Locals can dine in a trolley car at the Old Spaghetti Factory or in a historic Union Pacific Railroad Depot at El Patron Downtown Riverside. The Mexican restaurant is housed in a 1904 building and serves delicious street tacos and handcrafted cocktails. Riverside Food Lab lies just across the Riverside Freeway from Eastside. This friendly food court hosts over a dozen stations serving innovative, artisanal takes on vegan cuisine, Middle Eastern food and craft cocktails. The Lab is close to the Riverside Art Museum and The Cheech Marin Center for Chicano Art & Culture. The latter is known as ‘The Cheech’ and showcases how Chicano art and culture have influenced Southern California and Riverside. Housed in a former 1929 YMCA building, the Riverside Art Museum was placed on the National Register of Historic Places in 1982. It features diverse permanent and rotating exhibits and offers art classes for every age group.Earthquake and wildfire risks
Eastside faces the risk of wildfires and earthquakes. The city is near several active fault lines, so quakes are somewhat common. Wildfires are also somewhat frequent, and high winds and extreme temperatures can complicate the fast-moving blazes. To combat these natural disasters, Riverside ensures buildings are up to current construction standards, flammable materials are kept away from homes and residents are enrolled in an earthquake early warning system.
