Economical, established community adjacent to downtown and the 215 Freeway
Eastside is within easy reach of everything from golf courses to botanic gardens to art museums. Adjacent to the historic downtown district, it’s close to the University of California-Riverside and 11 miles from San Bernardino. Founded in 1870, this is one of the oldest and largest neighborhoods in Riverside. The diverse community is more affordable than nearby areas like Canyon Crest or North Riverside. “The main draw here is going to be affordability. It’s great for first-time homebuyers,” says Katie Aaron, a Realtor with Keller Williams Corona with 20 years of experience. “It’s close to public transit and downtown attractions like the Mission Inn. It has great freeway access.”

A mix of housing styles in one of Riverside’s oldest neighborhoods
The neighborhood has a mix of housing from different decades, and more people rent than own. Midcentury houses mingle with contemporary designs along straight, gridded streets dotted with trees. The homes sit on moderately sized lots with lawns of varying sizes, and pockets of the community reflect the blue-collar neighborhood the area was when citrus workers built houses here in the early and mid-1900s. “Many of these homes are midcentury raised-foundation bungalows. They’ve been remodeled over the years, and some have additions,” says Aaron. Homes sell for an average price of $522,000 after 30 days on the market. Midcentury bungalows range from $435,000 to $765,000, while more contemporary homes sell between $650,000 and $1.2 million.

This friendly food court hosts over a dozen stations serving innovative, artisanal takes on vegan cuisine, Middle Eastern food and craft cocktails. The Lab is close to the Riverside Art Museum and The Cheech Marin Center for Chicano Art & Culture. The latter is known as ‘The Cheech’ and showcases how Chicano art and culture have influenced Southern California and Riverside. Housed in a former 1929 YMCA building, the Riverside Art Museum was placed on the National Register of Historic Places in 1982. Earthquake and wildfire risks
Eastside faces the risk of wildfires and earthquakes. The city is near several active fault lines, so quakes are somewhat common. Wildfires are also somewhat frequent, and high winds and extreme temperatures can complicate the fast-moving blazes. To combat these natural disasters, Riverside ensures buildings are up to current construction standards, flammable materials are kept away from homes and residents are enrolled in an earthquake early warning system.

The overal experience in this area wouldn't be the best. The general atmosphere is gangsters walking around feeling like they have ownership of certain streets. I personally wouldn't want to live hear.If I had the opportunity to move into a more calm neighborhood I would feel a lot more safe than i do in my current one. I would have to rank this area a 65%. There could be more to do but the places are too far from the city.

There is not much of selection near downtown, though there are a lot of antique shops, most modern and colloquial department stores are at least 15 minutes away.
