Four miles from downtown Riverside, Hawarden Hills is a secluded, planned community in the city's heart. Formerly citriculture land, small orange groves still exist here. Gage Canal bisects the neighborhood and was constructed to bring water to the citrus farms in the area. Students attend Niche B-minus-rated Victoria Elementary or B-rated Washington Elementary before moving on to B-rated Matthew Gage Middle and A-minus Polytechnic High. Washington Elementary operates the HEARTS after-school program, where children can be tutored until 6 p.m. on weekdays. Gage Middle participates in the Big Brothers Big Sisters of Orange County and the Inland Empire program. Youths are paired with a mentor for one-on-one academic and emotional support. Established housing, planned communities and winding streets
Built primarily from the 1970s through the 1990s, the neighborhood’s Spanish-inspired houses and contemporary designs are carefully incorporated into the environment, and owners are encouraged to use eco-sustainable landscaping, if possible. The hilly area led to unusually shaped subdivisions and winding street patterns. “Most of Hawarden Hills is a planned community by custom builders. It sits on the city and county line, so there’s a more rural feel, but it’s close to all the city’s amenities. People can find estate-like homes and a good school district. Poly High is well-respected. Lots of homes have pools, and some have tennis courts. Most properties will have views of the mountains,” says Molly Silva-Gurrola, a third-generation Realtor with Modern Dwellings Real Estate Company with 26 years of experience. “It’s a very established part of Riverside, and people can raise a large or multi-generational family there. Almost all the homes are over 3,000 square feet. There’s an older section where houses can start at around $300,000 and a newer part that is around $1 million or more in price.” Homes sell for a median price of $935,000 after 38 days on the market. Condos and townhouses range from $500,000 to $625,000, while custom ranch-style homes begin around $500,000 and continue to $935,000. Estates and villas range from more than $1 million to $2.5 million, depending on the lot size and subdivision.

Miles of trails, soccer fields and nature preserves
The community is close to nature preserves and neighborhood green spaces. The Rosanna Scott Memorial Bicycle Trail runs 13 miles along historic Victoria Avenue. The scenic path is lined with palm trees and was installed by Victoria Avenue Forever, a volunteer group dedicated to keeping the roadway pristine. Washington Park is located just across Victoria Avenue from Hawarden Hills. This four-acre green space has soccer fields, a large playground and a walking path. Sycamore Canyon Wilderness Park lies 6.5 miles east of Hawarden Hills. The expansive nature preserve is connected to all of Riverside through its extensive trail system. It offers hikers and cyclists incredible views throughout its 1,500 acres, and wildlife watchers can see more than 100 rare and endangered plant and animal species.

Nearby shopping, dining and farmers markets
Hawarden Hills was planned to be a haven from the bustle of life, so there are no shopping or dining options in the community. However, the adjacent Victoria neighborhood has grocery stores like Stater Bros. Market and large retailers like Target. There are breakfast options at Yum Yum Donuts or traditional Mexican seafood options at La Cruda Mariscos. The area is also close to Arlington Heights, a neighborhood in Riverside’s Green Belt. "There are a lot of nurseries in that area, so instead of going to Home Depot or Lowe's, you can get your plants more locally sourced," McKee says.

Historic avenues and nearby freeways
Hawarden Hills is a car-dependent area 1.5 miles from California State Route 91. It has no public transportation available, but there are wide residential streets, well-maintained sidewalks and a biking lane along Victoria Avenue. The CA-91 and 215 Freeway intersection is five miles north. The 215 leads directly into San Bernardino, a regional economic hub 14 miles north, or to downtown Riverside. Riverside Medical Clinic-Brockton is less than two miles away, and the Ontario International Airport is 21 miles west.
