Aside from an influx of some 200,000 visitors each year for the Roan Mountain Rhododendron Festival, an annual event for over 60 years, life in Roan Mountain is quiet, secluded and scenic. Development since the 1880s has been minimal, and errands can require a bit of a drive. The residents support the small collection of businesses relatively close by and Roan Mountain State Park is source of pride. “It has that quintessential small-town feel,” says Dalena Adams, a Realtor who grew up in the mountains of northeast Tennessee. “People move here because it’s so easy to get out, enjoy the great outdoors and get away from it all.”
Day trips to Roan Mountain State Park
Roan Mountain State Park is home to 2,000-plus acres of natural terrain southwest of the community. The park contains 12 miles of hiking trails, about 3 miles of biking trails and fishing in the Doe River, especially for trout. “It’s so beautiful up there, and the elevation is so high that you don’t get too hot when visiting during the summertime,” says Adams. In winter, Sugar Mountain Resort, located 18 miles to the east, opens for skiing and tubing.

A residential landscape spanning more than 200 years
Housing in the area varies depending on proximity to town. Closer by, homes are mostly early 1900s American Foursquare, ranch-style and bungalows with panoramic mountain views. Along the main roads that wind up the mountain’s northern slope are homes of a similar era, occasional ranch styles from the last 20 years and old wooden barns reminiscent of the area’s history in farming. The area also has land for sale, enabling buyers to build as they please. “Many people will buy a second home or build a vacation home on the mountain because of how close it is to outdoor recreation,” Adams says. Most homes fall within a price range from $200,000 to $400,000, depending on size and condition, while larger, more recently built homes can reach up to $600,000.

Roan Mountain Rhododendron Festival has been a tradition for over 60 years
In late June, visitors arrive for the annual Roan Mountain Rhododendron Festival. “They try to structure it around when the flowers bloom,” says Janelle Jones, a local Realtor with Braswell Realty Inc. “The flowers come in light pink and bright red.” Though meadows teeming with native flowers draw hikers and campers, craftspeople and artisans bring their work to sell during the two-day celebration. The festival also features performances by local musicians.

Picking up fresh breads from Smoky Mountain Bakers
Nearby shopping and dining are available along U.S. Route 19, while more options are available farther away.
