Robinson provides a rural lifestyle for commuters right outside the south side of Waco. One of Robinson’s main draws is its newly built homes and plots of land, generally larger than properties in the neighboring city. While Robinson gives its nearly 13,000 locals more room to spread out, it is less than 5 miles from Waco’s parks, shopping and museums. The larger city is also home to many of the area’s biggest employers, including Baylor University and healthcare facilities like Ascension Providence Hospital. The median sales price in Robinson is $317,500, compared to the Waco median of $263,000. Since Robinson is more rural than the neighboring city, many homes come with some extra acreage. “One advantage Robinson has over other areas is more ‘bang for the buck’ options available,” says Valerie Waitley, a Realtor with CJ Realtors who has lived in the area for 17 years. “And Robinson has more rural offerings available if people are looking for more land.” The most popular properties in Robinson include brand-new custom homes, restored midcentury residences and luxury ranches with up to 30 acres of land.
School spirit for the Robinson Rockets
The Robinson Independent School District has a B-plus grade on Niche and is in the top 15 school districts in the Waco Area. Robinson Primary School, Robinson Intermediate School and Robinson Junior High School all have A-minus grades on Niche. Football, basketball and softball games at the B-rated Robinson High School consistently draw big crowds. “Like most towns around here, they’re fanatics for their high school sports team, the Rockets,” says Joe Reed, a Realtor with Weichert Realtors who has lived in the Waco area since 1998. “You talk to Robinson people, and they’re going to brag about schools.” Waco is home to three colleges and universities, including Baylor University, which is nationally recognized for its research programs.
Commuting on U.S. 77
U.S. Highway 77 runs directly through Robinson and is the main connector to Waco. The highway intersects with Interstate 35, which travels between Austin to the south and Dallas-Fort Worth to the north. Waco Transit System provides a daily fixed bus route between Waco and Robinson. The Waco Regional Airport has commercial flights, and the larger Fort Worth Meacham International Airport and Austin-Bergstrom International Airport are within 100 miles.
Te’jun serves up Texas-style Cajun
Most of the city’s restaurants and shops are along U.S. Highway 77, known locally as Robinson Drive. One of Robinson Drive’s most-frequented restaurants is Te’jun, which specializes in “Texas-inspired” Cajun seafood, from fried shrimp and crab to crawfish and alligator. “It’s not very often I find someone who does it like Te’jun,” Reed says. Retail in Robinson mainly consists of convenience stores, gas stations and grocery stores. The nearest large shopping centers are in Waco, including the Richland Mall and Town West Center.
Close to Cameron Park and Lake Waco
Peplow Park is Robinson’s main park, with a playground, sand volleyball court and an amphitheater shaded by red oaks. The city is also within 20 miles of some of Waco’s most popular parks, including century-old Cameron Park, best known for its zoo and “Lovers Leap” cliffside overlook, and Airport Beach Park, a campground along Lake Waco.
Robinson’s declining crime rate
According to the Texas Department of Public Safety, Robinson's crime rate decreased 38% between 2022 and 2023. In 2023, the crime rate per 100,000 people was less than one-third of Waco's rate.
The region has hot summers and mild winters, but there is a chance of cold fronts between December and February. Waco has a history of thunderstorms and tornadoes, especially during the rainy seasons in spring and fall.
Mammoths and the Mayborn Museum
Waco’s cultural scene attracts residents of all the city’s suburbs. There are also nearly a dozen museums, including the Mayborn Museum Complex on Baylor University’s campus and the Mammoth National Monument, a preserved dig site displaying wooly mammoth fossils.
