“Lincolnshire-Arbor Glen is made up of several subdivisions,” says Sara Vix, a Realtor with Keller Williams. Townhouse prices tend to hover between $260,000 and $275,000, whereas single-family homes dating back to the 1990s and early 2000s start around $350,000 and can sell for up to $550,000. According to Gehrt, there’s a “mixed bag of styles,” everything from split-level and ranch-style houses to New Traditionals. “Most everything has attached garages,” she says, and these come in handy between the months of November and March when neighborhoods like Lincolnshire-Arbor Glen can accumulate around 50 inches of snow.Nature trails, snowmobiles and public-use golf courses
Along with a seasonal splash pad and skating rink, Lincolnshire Park also has soccer fields, baseball fields and a playground surrounded by benches. Residents can enjoy the natural scenery at Northern Hills Prairie Park nearby. “This area has great access to the Douglas Trail and the Rochester Trail system for a great weekend bike ride,” adds Vix. Residents can walk their dogs along the paved pathways or apply for permits to ride snowmobiles in the winter and horses in the summer. The Village Community Garden, one of several farms dedicated to ensuring food sovereignty and sustainability throughout Rochester, spans approximately 3.5 acres outside Rochester Covenant Church. The Northern Hills Golf Course is open to the public and borders the neighborhood to the west. According to Gehrt, one of Lincolnshire-Arbor Glen’s main appeals is its proximity to shopping. Big box retail options like Walmart Supercenter, Target and a Hy-Vee Grocery Store are all within 2 miles, or a 5-minute drive, from the neighborhood. Some residents live within walking distance of the shopping center and pass by the Village Community Garden before stocking up on household supplies at staples like The Home Depot or Sam’s Club. There are also plenty of casual fast-food chains, including everything from Five Guys to Applebee’s, and Vix recommends heading down West Circle Drive to try the Texas-style barbecue at Smoak. The restaurant hosts cornhole tournaments on the outdoor patio, and there’s also a “Woof Menu” for four-legged dining companions.PTECH and CTECH pathways at John Marshall High School
Kids with Lincolnshire-Arbor Glen addresses can attend Rochester public schools like Sunset Terrace Elementary, which has a B-minus on Niche, John Adams Middle, which Niche grades a C-plus, and the B-rated John Marshall High (JM). JM’s brick exterior is decorated with a brand-new 2000-square-foot mural celebrating academic and cultural diversity, and students can choose between PTECH (Pathways in Technology Early College High School) options like Nursing and Information Technology. They can also enroll in CTECH courses like Culinary Management, Greenhouse Plant Production and Welding Technology.FORWARD Park Concerts, FARM Fest and Rochesterfest
On select Wednesday nights throughout the summer, the Mayo Clinic sponsors a free music series known as FORWARD Park Concerts. Residents bring folding chairs, picnic blankets and coolers to Arborglen Park and listen to live bands. Food trucks park before the music begins, and sometimes Rochester Public Library’s Bookmobile swings by. The Village Agricultural Cooperative also hosts an event called F.A.R.M. Fest (Food, Art, Recreation and Music) in July, and Gehrt recommends checking out Rochesterfest. “It’s a big gathering, and there’re soccer tournaments, baseball tournaments and all kinds of sporting events and Midwest summer activities leading up to it,” she says, adding, “It ends with one of those candy-throwing parades.”Park and ride to Downtown Rochester
Public buses stop along Lincolnshire-Arbor Glen thoroughfares like 48th Street and 31st Avenue on the way downtown, but Vix says most commuters rely on their own cars. There’s also an IBM Mayo Clinic Park and Ride option, ideal for those who don’t have access to parking in the city. According to Vix, the neighborhood also has easy access to Highway 52, “which is a straight shot to the Twin Cities” less than 90 miles away. Rochester International Airport, about 14 miles south of Lincolnshire-Arbor Glen, flies commercial passengers direct to two destinations: Minneapolis/St. Paul and Chicago O’Hare.
