Rockledge is a residential community outside Philadelphia
Small businesses, local restaurants and residential homes flank Huntingdon Pike in the center of Rockledge, a borough on the outskirts of Philadelphia. The thoroughfare is the main artery of the community, linking those at either end of Rockledge with everything in between. “Rockledge is a borough wedged between the Philadelphia city limits and Abington,” says James M. Walsh, an associate broker with Re/Max Access who has sold in Rockledge for over 30 years and now lives in the area. “It’s really laid-back and quiet – only about a thousand houses and maybe 2,500 people. It’s a place people aspire to get to when leaving the city.” Rockledge has a tight-knit community, which gathers to take part in events put on by local organizations. “It has its own independent government, police force and fire company,” Walsh says. “It’s like something out of middle America from 50 or 100 years ago – you kind of feel like you’re going back in time a little bit.” Rockledge also offers a wide variety of architecture, proximity to large parks and a commute of less than 20 miles to Philadelphia’s Center City. Locals are also drawn to the Abington School District, which serves the area and receives an A rating from Niche.

Architectural variety along Huntingdon Pike
Homes line Huntingdon Pike through the center of the neighborhood, and the area features a variety of architectural styles. “No style really takes over the area,” Walsh says. “There are hundreds of different styles of houses there. It’s very diverse, really interesting and it’s very well-kept throughout.” There are few new construction homes, though some date back as far as the 1800s. Styles can include small Cape Cods and bungalows or larger colonial-style homes. Prices generally fall between $370,000 and $500,000, but larger properties can sell for more. Townhouses and multi-family homes can cost around $400,000. “The housing stock itself and market have risen quickly,” Walsh says. “Most of the housing stock is older. There is a high rental percentage because some of the older homes have been turned into two- and three-unit rental properties, but it hasn’t affected the quality of life.”

Malt House is a local favorite stop for food and drinks. “They started in Philadelphia and their specialty is cheesesteaks made with kielbasa,” Walsh says. “Guy Fieri came and did a show about it. They started a facility in Rockledge and have really blown up; it’s a really popular place with a great happy hour, music on the weekends and great food.” Rock’s Italian Deli specializes in sandwiches, while the Austrian Village Bar & Restaurant has served European dishes for over 50 years. Convenient commuting options into Center City
One of the neighborhood’s selling points, especially with commuters who work in Philadelphia, is its proximity to the city. “It’s convenient,” Walsh says. “Rockledge is a very popular area for people working in Center City.” Center City Philadelphia is about 15 miles south of Rockledge, allowing for quick trips to the City of Brotherly Love for work or play. The Pennsylvania Turnpike runs east-west across the state and is less than 8 miles north, while Interstate 95 is also less than 8 miles east. SEPTA buses run along Huntingdon Pike, and SEPTA trains pick up passengers at the Fox Chase Station about a mile from central Rockledge. Cegielkowski Park has a playground, baseball field and basketball court, and serves as the site for various area events. Rockledge is also where the 14-mile Pennypack Trail starts. “It’s an old rail line that was turned into a trail,” Walsh says. “It’s a bucolic trail to walk the dogs or ride a bike. You’re walking while shrouded in trees, and it’s very well-maintained by the townships.” Other parks, like Lorimer Park and Burholme Park, are each less than 3 miles away.

In December, the community holds a Holiday Tree Lightning.
