Master-planned community with two HOAs
Whitney Oaks is a master-planned community with gated subdivisions overseen and maintained by The Whitney Oaks Community Association (WOCA). Potential buyers can choose from custom or semi-custom designs that incorporate Mediterranean-inspired and contemporary style elements, like tile roofing and stone exterior finishes. Prices typically range between $900,000 to over $2 million. The neighborhood is also home to Springfield at Whitney Oaks Homeowners Association, a gated 55-plus community maintained by the WOCA. Springfield homeowners pay dues to both WOCA and Springfield HOA. Springfield homes typically list between $500,000 and $700,000, and residents can access an array of on-site amenities, such as sports courts, gyms and pools.

Whitney Oaks’ schools are under the Rocklin Unified School District. Conway shares, “All three of my kids attended Rocklin schools, kindergarten through high school. We moved to Rocklin specifically so our kids could attend the schools.” Valley View Elementary School is known for its unique Art Docent program, which provides students with art history lessons and challenges them to apply historical techniques to their work. Granite Oaks Middle School offers the prestigious C-STEM program, a computing module in collaboration with UC Davis, which is also recognized by the University of California admissions department. Rocklin High School's Career Technical Education (CTE) program allows students to prepare for various professions, such as video production, engineering and business. All three schools earned an A score on Niche.

Golfing at the elite Whitney Oaks Golf Club
Whitney Oaks boasts over 200 acres of trails and wetlands. Visitors can use these trails for intensive training, like half marathoning, or to take pets on a quiet morning stroll. However, trailgoers should be careful not to venture into unmarked areas, as the woodlands are full of wildlife, including rattlesnakes. McCormick Park is a favorite among hikers and bikers because of its well-established and multi-faceted trail system. However, the most sought-after outdoor spot is Boulder Ridge Park, which offers sprawling views of Mount Diablo and the snow-capped Sierra Nevada Mountains. It also features a large duck pond, paved walking trails and a playground. Seasoned and aspiring golfers visit Whitney Oaks Golf Club, an 18-hole, 6,800-yard course that takes an expansive portion of the neighborhood’s center. Players of all skill levels are accommodated here, and the course’s natural landscape is home to many native plants and animals, such as mallards, wild turkeys, coyotes and deer. Conway says, “The turkeys will actually fly up into the oak trees at night to sleep, so people who live on the hillside have to deal with turkey noise. People don’t mind it too much, though, because it’s just part of living here!”

Laidback eats nearby, downtown digs 5 miles away
Whitney Oaks is strictly a residential area, so residents need to travel outside the neighborhood’s boundaries to shop and dine.
