Several miles off the eastern shore of Lake Ray Hubbard, Breezy Hill is a master-planned community that blends rural Texas life with upscale suburbia. The Rockwall, Texas, community sits between a historic downtown and miles of rolling hills, a 23,000-acre lake and hiking trails. “Everyone calls Rockwall a bubble because of the wealth per capita,” says Nick Termini, a Realtor with Century 21 Judge Fite, who has over eight years serving the area. “Breezy Hill is a bubble within a bubble.” Breezy Hill is a master-planned community with large, upscale homes and various amenities that focus on natural spaces for a peaceful country living experience. "A lot of the people who live there get together on the weekends," Termini says. "Someone will have a college football party, and the neighbors will go. There’s an active social community.” Proximity to major thoroughfares allows access to diverse shopping and dining and downtown’s historic square, 5 miles away.

Close to a nature preserve and 3 miles from Lake Ray Hubbard
The Park at Breezy Hill, adjacent to the community, features a butterfly garden, a picnic pavilion and a playground with a merry-go-round. The Trails at Squabble Creek are less than 1 mile south or a five-minute bike ride. The forested area has 6 miles of multi-use natural loop trails. The 26-acre Pettinger Nature Preserve is less than 1 mile west or a quick bike ride and offers a tree-lined trail through meadows, a butterfly garden and outdoor education pods. Shores Park, less than 2 miles west in the neighboring North Shore community, provides shaded walking paths, a basketball court, a playground and a large climbing boulder. Breezy Hill’s proximity to Lake Ray Hubbard is also part of its appeal. Less than 3 miles east, the lake is a popular spot for fishing and boating. Harbor Bay Marina sits at the lake’s center and is the go-to spot for anglers and boaters. Five miles from the community, the marina has 350 boat slips, launch ramps, and an enclosed fishing barge.

Rockwall schools make the grade
Rockwall Independent School District serves the area and is ranked the 14th-best district in the Dallas-Fort Worth area by Niche and the eighth-best district for athletes in Texas. “I’d say 90 percent of the community is families with children,” Termini says. “It’s a very sought-after school district.” Students can attend Celia Hays Elementary, which has grade-level musicals and is ranked the No. 1 public elementary school in the county, followed by J.W. Williams Middle. Kids can finish their primary education at Rockwall High School, which has an A on Niche, offers a film club and is known for its athletic programs. “Their wrestling program is one of the top in the country,” adds Termini. All schools have an A rating on Niche.

Traditional and European-inspired homes with rich amenities
All the houses in the master-planned community are along the northeastern side of John King Boulevard. Homes tend to be upscale, blending contemporary and European influences, like stone facades and tower-like turrets. “The homes are on the larger side,” Termini says. “You aren’t going to find anything under 2,000 square feet.” Most properties were built in the late 2010s, but some modern builds were constructed in 2023 and 2024. Prices range from the high-$500,000s for a 3,000-square-foot three-bedroom to over $1 million for a 4,500-square-foot five-bedroom. Lot sizes are spacious, with most stretching over a quarter acre, some topping out at a half acre. Most dwellings have large pools, multi-car garages, spacious paved driveways for boats or RVS and well-landscaped lawns with fruit trees. Residents enjoy tree-lined hiking and biking trails, a community pool, playgrounds, a ballfield, a playground and a wildflower trail. “There are sidewalks around the entire community. There are always people out and about walking,” Termini says. “You’ll see kids riding around on their bikes.”

Surrounded by shopping and dining
Most shopping and dining options are along Goliad Street, the main road outside Breezy Hill, and off Interstate 30, 4 miles south. Tom Thumb is the closest for groceries. For essentials, CVS, Walgreens, ALDI and Kroger are also along Goliad Street for essentials. The Northside is a local favorite for a night out of live music, movie nights and pulled pork tacos. Pier 101 is a popular Cajun restaurant known for its gumbo, seafood boils and shrimp and grits. The Hole Thing Donuts is the place for a sweet treat, offering a variety of flavored donuts, kolaches and pastries. Rockwall Market Center in downtown Rockwall, 5 miles south, offers big-box stores like Target, national food chains and Pollo Regio. Locals rave about this eatery's charcoal-grilled chicken, tacos and salsa bar. Rockwall Farmers Market is also downtown and is held every Saturday from May to September in the city’s historic square. The Harbor Rockwall is 5 miles away, a sprawling shopping and dining airy plaza on Lake Ray Hubbard. The waterfront complex has a diverse selection of restaurants, such as the Italian eatery Giovanni and Sear Steakhouse and Lounge. It also has boutiques and a movie theater.

Community and city celebrations
The Park at Breezy Hill is also the hub for community activity. The parks department hosts movie nights and family fun days. Rockwall offers a variety of events, from a Fourth of July celebration and fireworks show in downtown Rockwall, a summer Concert by the Lake series at Lake Ray Hubbard, craft fairs at Harry Myers Park and the San Jacinto Music Series in San Jacinto Plaza during the summer, a tradition for over 10 years.

Five miles from downtown Rockwall
Texas State Highway 205 runs along Breezy Hill’s western edge, connecting to State Highway 78. John King Boulevard runs directly through the neighborhood, linking to Interstate 30, which provides access to the rest of the area. The city center is 5 miles south, Dallas Love Field Airport is 32 miles away, and Dallas is a 26-mile drive. There is no public transportation in the neighborhood. Texas Health Hospital is the closest medical facility, a 5-mile drive.
