Equestrian culture and luxury estates in California’s hills
Rolling Hills combines a rural atmosphere and equestrian lifestyle with luxury living in the California hills. Located on the Palos Verdes Peninsula, this gated community has many Spanish-inspired estates tucked away in the canyons overlooking the Pacific Ocean. “Rolling Hills is very prestigious and pretty private,” says Jason Buck, a Realtor with RE/MAX Estate Properties and a native of Palos Verdes. He’s been selling homes in the area for 25 years and is passionate about his community. “It's also beautiful, with the ocean and city views, and the construction of the homes is really high caliber." Families can shop and dine down Silver Spur Road, which has several retail stores and restaurants to choose from. Not only are there many exclusive walking and equestrian trails to explore, but the community is also full of recreation programs, parks, and community gatherings where locals connect with nature and their neighbors.

Million-dollar homes overlooking the Pacific Ocean
Lavish ranch-style Spanish and Mediterranean homes sit on lots with native flora and private pools. Manicured lawns give way to horse stables to maintain the equestrian lifestyle that Rolling Hills takes to heart. “Those who own a home here follow ranch-style architectural motifs in terms of windows, sconces and the pitches of roofs,” Buck says. “The area also has a lot of regulations in place to protect the natural landscape, which is designed to create an environment friendly to horses.” Residences in the area often start around $2.7 million, and most homes fall somewhere between $4 million and $8 million. Estates with over two acres and panoramic views can cost over $10 million.

Riding trails, recreational classes and nature preservation
One of the biggest influences in the Rolling Hills community is its roots in equestrian culture. Homes within the gates must contain horse stables and barns or at least have space reserved for them in the future to prevent over-development in the area. Chandler Park is very popular for equestrians who want to ride. The Seahorse Riding Club next door is a horse-riding school for all levels of riders. George F Canyon Nature Center is a 51-acre preserve and nature trail. Visitors can walk through beautiful canyons along the 1-mile-long Stein/Hale trail. Rolling Hills also hosts several recreational classes and programs, such as soccer, T-ball, and tennis lessons at Ernie Howlett Park for all ages. Ernie Howlett Park also has basketball and volleyball courts and a variety of playground equipment for families to enjoy.
The City of Rolling Hills Estates community gatherings and events
Community residents can participate in many events and weekly gatherings hosted by the City of Rolling Hills Estates. Tennis players of all ages and skills can sign up for the Tracy Austin Doubles Tennis Tournament in October, while runners can join The Hills Are Alive Run and Walk marathon in August. Every September, the city hosts its annual city celebration, which includes horses, food trucks, family activities, and games.
Running errands and fine dining on Silver Spur Road
Residents of Rolling Hills can shop and dine 2 miles away down Silver Spur Road. “Rolling Hills has access to all the commercial locations on Silver Spur, which is where a lot of the original town and design started,” Buck says. “The Red Onion restaurant is a classic.” In fact, The Original Red Onion has been serving Mexican cuisine since 1967. For gourmet groceries, Bristol Farms is frequented by most Rolling Hills locals for their fresh produce and seafood. Giorgio's Italian restaurant has house specialties like filet Monaco and pork chop Dijon. Creme De La Crepe Rolling Hills serves savory and sweet crepes and French dinners within the Promenade PV open-air shopping mall. Pavilions Grocery store up the road includes a pharmacy and pantry staples.
Students attend schools within the Palos Verdes Peninsula Unified School District, which is graded an overall A-plus on Niche. Dapplegray Elementary School is the district's largest transitional kindergarten through fifth-grade elementary school. Dapplegray includes an art and science center, music, art and drama programs, and a music theatre center. Miraleste Intermediate School has many after-school clubs and sports teams, such as Debate Club, Swim Club, flag football and boys’ and girls’ volleyball. Both schools are graded an A-plus on Niche. Palos Verdes High School, graded an A, serves much of the peninsula’s students, with dozens of creative and academic programs, dual enrollment options, and after-school clubs to take part in.
Commutes to Los Angeles and LAX Airport
Because it is a gated community, many Rolling Hills streets end in cul-de-sacs or dead ends. Only a few entrances and exits through the gates are available to residents and visitors. Los Angeles is about 27 miles north of town via Interstate 110. Traffic into the city can add a lot of time to the commute, so those who work there may need to leave early. The Los Angeles International Airport (LAX) is about 17 miles north via Hawthorne Boulevard and can also get congested during peak travel hours in the mornings and evenings.
Heavy rainfall and runoff in Palos Verdes
Heavy rainfall on the Palos Verdes Peninsula over the last two years has agitated the land around a natural spring discovered in the 1950s. This has led to runoff, clogging of swales and roads, and damage to homes in the neighborhoods nearby. “Cleaning up the swales and preventing more runoff is something I’m really passionate about,” Buck says. “This can be a compound problem if not handled correctly.” For safety reasons, this runoff has even caused the closing of the iconic Wayfarers Chapel, a transparent glass church in the hills.
