Just across the tracks from Downtown Roseville, Folsom Road is a residential community close to the action. “It’s a really cool area,” says Heather Ostrom, a longtime resident and a Real Estate Agent since the early 2000s. “There are so many things to explore in downtown Roseville, and you could get away with walking everywhere. The parks, the arts, restaurants and shops are only a few blocks from your house.” This neighborhood, south of Vernon Street and next to Interstate 80, maintains some busyness with narrow streets and through traffic on Harding Boulevard. But with tree cover and picket fences, it’s a place where people walk their dogs and garden on the weekends. This suburban atmosphere has appealed to residents since the 1920s, and for many longstanding residents, that appeal hasn’t changed. “People have lived there for generations,” says Ostrom. “But you also have a lot of newer families coming in and fixing up homes. The City has invested in downtown Roseville, too, and more people are coming to the area.”

Walkable to small-town shopping and dining: Downtown Roseville
One of the biggest perks of Folsom Road is the walkability to downtown Roseville. This northern district, also called Old Town Roseville, has frequent live performances and 15-plus restaurants along Vernon Street. One example is Goose Port Public House, a well-known pub across from the town square. “I like the indoor and outdoor dining, and the servers are really nice,” says Ostrom. “There are always lots of locals, so every time I come in there, I know I'm going to see somebody I know.” Ostrom also recommends The Monk’s Cellar, a wood-covered brewery just across the street, in addition to The Fig Tree. This coffee house has art installations and music nights, served alongside signature pastries and beverages. Across the tracks, the Opera House Saloon has been around since 1908, and it’s known for its cover bands. It’s a few blocks south of the Carnegie Museum, where visitors can learn about the town’s railroad and military history. For art lovers, this district offers many murals and galleries; performing arts theaters host musicals and youth camps. Specialty stores such as Railroad Hobbies and The Strum Shop are also here.

Nearby grocers and the Galleria, Fountains
Harding Boulevard is the most likely spot for groceries along the southern side of the neighborhood. Trader Joe’s offers its specialty items here, and Grocery Outlet caters to bargain shoppers. Just south on Douglass Boulevard, Mexican restaurants and fast-food places provide some options outside of downtown. The Westfield Galleria is about 2 miles north and has over 200 shops and restaurants. Brands include Nordstrom and JCPenny, and people come from across Sacramento to shop here. The Fountains is across the Roseville Parkway for an outdoor mall experience, and it has luxury brands such as Tommy Bahama and Sephora.

Celebrating in Old Town with year-round events
Downtown Roseville isn’t just for restaurants and shopping; it’s also a gathering place. In addition to weekend performances on Vernon Street, local bands perform during Downtown Tuesday Nights in the summertime, and visitors can see classic rides at its car show. Food Truck Mania hosts vendors in the town square, and it happens every third Thursday throughout the year. Placer County Fairgrounds are a mile north, and its Ferris Wheel and pony rides are a favorite for June.

Condos and ranch-styles from the 20th century
Two-bedroom condos are on the north side of Harding Boulevard, and they’re usually under 1,000 square feet. Built in the 1970s, units often share two-stories with a neighbor, and they range from $255,000 to $300,000. Three-bedroom ranch-styles have more space in the south, and they’re between $440,000 and $755,000. Four and five-bedrooms are rare, but they’re usually above $600,000. Buyers on the higher end pay for more square footage and renovations, as some homes are built as far back as the 1920s. Other builds are from the 1950s and 60s. In most cases, front yards are sizeable, and side yards provide space from neighbors. These lots are similar to Sierra Vista and Sierra Gardens, but they’re more packed together than neighborhoods like Los Cerritos and Harding. Homeowners make up half of this market, and renters have a few apartment complexes scattered throughout.

High ratings for Roseville City, Roseville Joint Union School Districts
Most schools are across the tracks in northern Roseville, and they score high with Niche. Ferris Spanger Elementary is a mile in that direction, so students can walk; it gets a B-plus. It also hosts an Earth Day Festival every year with bouncy castles and 40-plus vendors. About 3 miles north of the neighborhood, carpool and bus are common to George A. Buljan Middle, which scores an A-minus. Roseville High has the same rating, and it’s a mile walk from the elementary school. Students can study computer science, culinary arts and other fields through its Career Technical Education program. Next to the train tracks, Adelante High is a second-chance school for students who have struggled academically. Its student-teacher ratio is 12 to 1, higher than the Sacramento average of 15 to 1, and it doesn’t have a rating from Niche. John Adams Academy is on the north side of the neighborhood, and it’s a public charter school that centralizes the teachings of the Founding Fathers. It gets an A-minus, and families can apply for kindergarten through 12th grades.

Exploring green spaces along Dry Creek
In between downtown Roseville and Folsom Road’s residential area, Dry Creek’s greenway holds over a mile of tree-lined trails and parks. Lincoln Estates Park has a baseball field and basketball court, and across the creek, William L. Taylor Park has walking paths and a playground. The Miner’s Ravine Trail runs for 5 miles along the water, and its paved path is popular with both walkers and bikers. Down the creek, Royer Park hosts a summer concert series every second Sunday from May to September. Saugstad Park is just across Douglass Boulevard and offers more baseball fields. Toward the shopping center on Harding Boulevard, iFLY Indoor Skydiving is for adrenaline junkies that would rather stay close to the ground. Douglass Boulevard leads 10 miles east to Folsom Lake, a popular spot for boating and fishing.

Interstate 80: minutes from Rocklin and Sacramento
Interstate 80 runs along the east side of this neighborhood. “You’re usually three or four blocks from the freeway, but you’re protected from the busyness. You’re still close to the major malls, but you can take Harding as a backroad. And Folsom Road is the second Roseville exit, so you won’t have to deal with traffic as much.” This exit, accessible via Douglass Boulevard, leads 4 miles north to Rocklin and 20 miles south to Sacramento. Most people need a car to reach downtown Sac, but they might consider the Roseville AmTrak station instead. While driving takes only 25 minutes with usual traffic, the train takes an hour and operates during rush hour. The tracks can cause noise, and some freight lines run at night. Sacramento Regional Transit buses and light rail provide another route to Sacramento, and they also take about an hour. This option requires multiple connections, though, between the B, the No. 10 and the Blue Line.
Amtrak is a convenient way for locals of Folsom Road to travel.
