Kaseberg-Kingswood is a classic suburban area located near the Placer County Fairgrounds. “Being right near the Grounds is awesome because something is always happening,” says Heather McCarthy of Better Homes and Gardens Real Estate, who has sold over 30 properties in the area. “It’s not just the Placer County Fair, there’s a great fireworks display on the Fourth of July and racing happening all the time at the track.” While the fairgrounds might be the major attraction, Kaseberg-Kingswood has plenty of dining and shopping options located off Foothills Boulevard. Many homes are located within walking distance of these shops and eateries. Just over 52% of residents own their homes, so there is a lot of turnover in the area.

All-American Speedway races
Each June, locals flock to the neighborhood for the Placer County Fair. The event features four days of live music, carnival rides and contests. The fairgrounds are located near the All-American Speedway, which is home to motorcycle and stock car races throughout the year. Kaseberg Park is the go-to spot for outdoor fun. The large park has playground equipment and swings for children. Older kids and adults can hit the sand volleyball courts. The park hosts many youth sporting events with baseball and soccer fields. Residents can visit the In-Shape Family Fitness located off Foothills Boulevard.

Kaseberg-Kingswood is made up of several residential subdivisions with sidewalks that wind alongside curving streets and quiet cul-de-sacs. Homes come in a wide range of sizes and styles. “There are homes from the 1940’s, 80’s and east by Pleasant Grove; the homes are from the 2000s,” says McCarthy. Kaseberg-Kingswood has everything from Spanish-inspired homes to Traditional builds to classic ranchers. These homes range from just under $500,000 to $775,000. Residential roads are quiet and often end in cul-de-sacs. Large backyards have plenty of room for private pools, and attached garages make parking easy. Sidewalks are shaded by mature trees, making it a pleasant neighborhood for dog walking. Diamond K Estates is a 55+ community in the neighborhood where two-bedroom homes are in the $150,000 to $200,000 ballpark. There are a large number of apartments as well, which is not a surprise with 48% of the population renting.

Roseville High passes the test
Kids in the area attend the Roseville City Elementary School District. The majority begin schooling at Bradford Woodbridge Elementary School, which has a B overall grade on Niche. Next is George A. Buljan Middle School, which owns an A-minus Niche rating and is noted as having some of the best teachers in California. Teens head to Roseville High, which holds an A-minus overall grade on Niche. The service ranks Roseville High as one of the top schools in California for athletes. Notable alumni include Super Bowl winner Tedy Bruschi, Olympic Medalist Evelyn Ashford and Heisman Trophy candidate Robbie Bosco.

Dining off Foothills Boulevard
There are plenty of spots to eat off Foothills Boulevard. In just a few blocks, locals can try a variety of cuisines. DT Noodle is a casual spot serving Vietnamese favorites. Kazoku Teriyaki & More offers sushi, hibachi and even Hawaiian shaved ice. For large portions, Huckleberry’s Breakfast & Lunch is the place. The diner has omelets and sandwiches but is best known for its stacked chicken and waffles. The neighborhood has Almas Halal Mart, which is an Afghan grocery store. Locals can also visit Save Mart for other grocery needs. Shoppers Are just a couple of miles from three malls located just north on Interstate 80.

Right off I-80
Kaseberg-Kingswood is located just a mile west of Interstate 80. Locals utilize I-80 for quick access into Sacramento, which is about 20 miles away. The highway also provides opportunities for travel to Lake Tahoe and the Bay Area. For travel closer to home, Roseville Transit has bus routes throughout the neighborhood.

There is rarely any crime in Roseville. The police are always on top of things and visible on a daily basis. There's not a day that goes by where I don't feel safe walking down the street or to the local grocery store.

Roseville is home to many avid joggers and bicyclists. The traffic is never bad enough to delay a person more than 10 minutes from their desired destination. While there may be a car accident every other day from reckless driving, it is hardly ever noticed because the first responders are quick to make the scene. Parking is only a problem at the city's biggest events or most popular destinations, like Walmart or Costco.

Apart from some dead lawns here and there and the rare gossip over a break-in, Roseville is the safest place I know. Lost wallets are returned to their rightful owners, neighborhood watches deter almost all crime, and the police are primarily for ticketing speeders on the road.
