Capital View is evolving wisely in the 21st century
While a lot of Capital View's homes look much like they did in the middle of the 20th century, a changing cultural landscape has transformed this section of Roseville into a thriving spot with a host of reasons a new generation calls the community home.
“I grew up in Capital View and have lived in the Roseville area my whole life,” says David Saint Germain, a Realtor for 16 years with MetroHomesMarket.com. “While some people look back and bemoan how their childhood neighborhoods have changed, I can tell you that I take a lot of pride in the ways Capital View has evolved.” Saint Germain explains that the Capital View population has become more diverse, which has pushed the community to provide greater services.
“It’s remarkable, really. Schools, public transportation, and community parks have expanded and upgraded their services because newcomers demand them. For example, families who may not have cars today can easily commute to jobs in downtown Minneapolis and downtown Saint Paul with Metro Transit. That’s a huge convenience for young families.”
Homes in Capital View were built between the 1950s and the early 2000s, and some homes are now lived in by a second generation of the same family. “We have a lot of homes here that were small, ‘cracker jack’ cottages, built as weekend cottages for visitors to Lake Jarvis in the 1950s and ‘60s. Today, people are buying and renovating them to make them year-round permanent residences. ''

Homes are close to city parks and more than ten lakes
Capital View is a classic mid-century suburban neighborhood with a mix of nearly 800 residences, four city parks and more than 10 nearby lakes. Streetscapes feature mature trees, roomy front yards and curb-only streets.
Mid-century modern homes are common, with a median price of about $350,000. About 68% are owner-occupied. Even with more rental options in the neighborhood than 50 years ago, the community has recently built a few small pockets of modest two-bedroom townhouses, which sell quickly.
On the southwest side of the neighborhood, buyers will find two-bedroom townhouses built in the 1990s and early 2000s that range from about $220,000 to $260,000. Mid-century ranch-style homes have recently sold for about $300,000 to $450,000, while Tudor-style homes from the 1980s have sold for about $400,000 to $500,000.

Roseville Public Schools offer free lunches, a local point of pride
Capital View students can attend class in the A-minus graded Roseville Public School District, which provides free lunches--a district-wide point of pride. Students can start their education at Central Park Elementary with a C-plus grade from Niche. Central Park is known for its cultural and linguistic diversity, which encourages students to sign up for dual-language learning programs. Roseville Area Middle has a B grade from Niche. It offers programs for gifted students and a unique Roseville American Indian Education program that promotes cultural awareness, academic advocacy and connections between local American Indian students and their families.
“A strong need drives programs like this. Our schools do a great job of providing tailored classes that serve the diverse student population,” says Saint Germain. “And, many teachers live in the Roseville area, which is terrific for students as it creates common experiences.” Roseville Area Senior High is A-graded by Niche. About 45% of students participate in Advanced Placement courses, and the school reports a 90% graduation rate.
Roseville Area High School is located in Roseville on the north side of Hwy 36.

Highly-rated Metro Transit offers nearby bus stops and light rail transportation
The Minneapolis metro area, including Capital View, is known for its bicycle-friendly roads. Many neighborhoods connect to downtown via paved bicycle lanes. While many residents drive cars, the area is highly bikeable and walkable. Metro Transit bus stops are easy to find along East County Road C and Rice Street. Metro Transit is highly rated and was named System of the Year in 2016 by the American Public Transportation Association.
The closest highways to Capital View are Minnesota State Highway 36 (MN-36) and Interstate 35, which border the south and east edges of the neighborhood, respectively. MN-36 runs west to east from Roseville to Stillwater at the Wisconsin state line and the St. Croix River. I-35, a major north/south interstate of nearly 1,600 miles, runs from Laredo, Texas, north to Duluth, Minnesota.
Minneapolis-Saint Paul International Airport is 22 miles south of Capital View. With mild traffic, drivers can arrive in under 30 minutes. It has two terminals and is a hub for Delta Air Lines, Sun Country Airlines and SkyWest Airlines.
Capital View is located near the middle school and has easy freeway access to Minneapolis.
Metro Transit provides regular bus service to the Capital View neighborhood.

Three parks provide plenty of recreation and open green spaces
Materion Park is the smallest of three parks in Capital View, offering several assets. The one-half-mile trail that winds along a pond is a welcoming spot for dog owners and walkers and offers views of beavers, turtles and woodpeckers. Young kids can enjoy the playground, updated in 2014 with new play equipment and bench swings.
The Harriet Alexander Nature Center’s 52 acres is in the middle of Central Park. The boardwalk provides views of marsh and forest habitats. In winter, visitors can rent snowshoes.

Long-standing shopping and dining favorites are close to home
Locals can start their day with drive-thru coffee and doughnuts at Dunkin' or head about 2 miles north on Rice Street to Taste of Scandinavia Bakery & Café. Hoggsbreath is a long-standing sports bar and grill known for its extensive menu of hamburgers and wraps. Like many local restaurants, it offers the region’s famous Juicy Lucy—a stuffed cheeseburger with cheese inside. The popular neighborhood spot is also known for its wide array of entertainment, from pool and dart leagues to bingo games and meat raffles.
Flameburger is considered an institution in Capital View, says Saint Germain, “I remember when it used to offer both drive-thru and roller-skate car side delivery.” Known for its diner vibe, flame-broiled hamburgers and all-day breakfast platters, it’s open from 6 a.m. to 2 a.m. every day. Capital View has several nearby grocery stores, including Quick Mart, Agropur Division Natrel USA, and Cub Foods.

Local parks provide year-round events that connect visitors to their environment
Capital View residents come out in large numbers in March for the Tapping Time celebration at The Harriet Alexander Nature Center. Locals learn about harvesting maple syrup from sugar maple trees. Activity stations involve kids while rangers provide tours of native maple tree varieties. The Nature Center also hosts the annual Holiday Craft Fair at Roseville City Hall in early December.
Local parks manage a long list of year-round events, including Earth Day celebrations in April, Ice Skating shows in early spring and the annual Rosefest in late June. Saint Germain says, “City parks and the Roseville Community Center are the cornerstones of outdoor events in the community. They are also linked by bicycle trails, making it easy for people to explore more than one park or event on a given day.”
