Located just beyond the urban expanse of the Denver-Lakewood region, the community of Roxborough Park offers a more spacious and nature-centric alternative. "Homebuyers who move to that area really love the proximity to outdoor activities like hiking, trails and biking," says LaDawn Sperling, a Realtor with Coldwell Banker Realty 54. Roxborough Park shares its name with a state park over 3,000 acres in size, while the mountains along the South Platte River form this settlement’s western frontier. Less than 9,500 people live in this southern exurb of Denver, most of them employed in management, financial, computing and engineering professions that the city offers aplenty. Both multimillion-dollar estates and smaller properties selling in the mid-hundred-thousands sit along quiet residential streets and near both parks and golf courses. Roxborough Park offers a sense of quiet and harmony with nature that can be hard to find farther north.

Hilly retreats and subdivision housing in Roxborough Park
Roxborough Park is a relatively new community; development did not begin in earnest until the 1980s. Since then, a diverse and continually growing housing market has emerged, varying from mountainside retreats to small homes in recently developed subdivisions. "There’s a lot more new houses close to there, but the actual neighborhood is more of a hidden gem,” Sperling says. A median home price of $655,000 makes the average Roxborough Park residence slightly more expensive than the typical Denver property, although plenty of townhouses and fully detached properties alike sell for under $500,000 and mountainside residences with lot sizes well over 5,000 square feet have sold for up to $4.5 million. Homes tend to get more expensive as Roxborough Park meets the Rockies, while properties sitting along Rampart Range Boulevard’s side-streets have prices proximate to the Denver average.

Roxborough State Park, which takes its name from a town in Ireland and gives its name to the nearby neighborhood, packs rust-colored mountains, verdant hiking trails and lush forests into a great expanse of preserved Colorado nature. Longer trails lead up to Carpenter Peak, which offers panoramic views of the Denver metropolitan area and its natural surroundings. Within Roxborough Park, Crystal Lake Park invites families to make use of its dinosaur-themed playground and stroll along its waterfront pathways. Golfing also plays a major role in the local recreation scene. The Arrowhead Golf Club, ranked among Golf Digest’s top 75 public courses in America, immerses golfers in a picturesque landscape marked by towering rock formations, abundant foliage and views of the Rockies.

A limited array of shops at Roxborough Marketplace
The Roxborough Marketplace, located just off Rampart Range Road, serves as this community’s sole shopping center. This retail plaza hosts a Safeway supermarket and a small selection of East and South Asian eateries, chain restaurants and the local bar, offering a small variety of dining options. For more extensive shopping amenities, residents will have to travel up State Route 121 into Denver.

Keeping safe in Roxborough Park
The Littleton Police Department serves Roxborough Park in addition to the city of Littleton and its other suburbs. Littleton has consistently experienced a much lower crime rate than both the state and the rest of the country, with crime experiencing brief surges every summer. Roxborough Park also contends with the risk of wildfire, although a wildfire protection plan has been adopted since the last major event in 2002.
Driving into Denver
Because of Roxborough Park’s location among Denver’s southern exurbs, driving is a must for citybound commuters. Downtown Denver is accessible within an hour’s drive, as is the Denver International Airport. “It’s somewhat challenging to commute to Denver, but a lot of people who live there work for Lockheed Martin and commute into Highland Ranch and Littleton,” Sperling says.
