Bellview is a suburban enclave sandwiched between the Capital City Freeway and shopping on Marconi and Fulton avenues. The neighborhood’s midcentury homes are relatively affordable compared to other Sacramento communities and often sit on fairly large lots. In addition to commuter convenience, the area’s central location provides easy access to schools and parks, which makes it popular with families.

Bellview’s midcentury ranch-style homes and bungalows let you buy into a convenient location without as high a price tag. “It’s more affordable than some surrounding areas, but there's still a lot going on with the shopping and eating on Marconi Avenue,” says Abril Manzo of Realty One Group, who has over 15 years of real estate experience in the area. With prices ranging from the lower $300,000s to the lower $800,000s, the inventory includes a mix of smaller, more affordable starter homes along with some larger builds on quarter-acre lots. Most properties have a garage and a tree-shaded lawn. Some homeowners have added private pools in the backyard. Still, rental properties make up the majority of the market, including many apartment complexes.

Convenient to highways and public transit
The commuter-friendly location is one of Bellview’s biggest assets. “The location is super central, close to the Capital City Freeway,” says Kaelee Cornell, a Sacramento native and real estate agent with Exp Realty. “Whether you’re working nearby or have to commute, it’s just a quick hop on the freeway.” Downtown Sacramento is less than 10 miles away, while Rocklin and Roseville are about 15 miles away on Interstate 80. If you’re looking to bypass the highway, there’s a light rail station less than 2 miles away with Blue Line service that'll get you downtown in about 30 minutes. Additionally, Sacramento Regional Transit bus routes run along major roadways in the area.
Nearby schools within San Juan Unified School District
The neighborhood is zoned for San Juan Unified School District, including the nearby Howe Avenue Elementary School, which is within walking distance for many families. Older students attend Encina High School, which has three technical education pathways in construction technology, teaching and dental careers. The district offers lottery-based open enrollment, depending on availability, in case families want to send their kids to a different school.

South of Bellview, Howe Community Park is a much larger outdoor hub, offering ball fields, tennis courts and a small fishing pond. Pet owners can take their dogs for a walk along the park’s paved trails or visit the fenced-in off-leash area. Across the street from Howe Community Park is Santa Anita Park, which has a nine-hole disc golf course.
