Proximity is key

Bellview is a neighborhood of convenience just five miles outside of downtown Sacramento. “People love the proximity to the freeway, which makes it easy to get downtown for work,” says Abril Manzo of Realty One Group, who has over 15 years of real estate experience in the area. “It’s more affordable than some surrounding areas, but there is still a lot going on with the shopping and eating on Marconi Avenue.” In addition to dining in the area, neighborhood residents can conveniently walk to parks and schools.

Howe Community Park for fun

Bellview Park is the centerpiece of the neighborhood, located just off Howe Avenue. The Park has playgrounds for children and basketball hoops. Howe Community Park features four lighted softball diamonds and a lighted sand volleyball court. In addition, anglers can fish in the stocked pond, while others take them to the tennis courts or soccer fields. Dogs can either get exercise on a walk around the one-mile paved trail or enjoy running in the off-leash area. The Royal Snooker Club is a local pool hall that hosts leagues and tournaments weekly, while Planet Fitness is a convenient spot for an indoor workout.

Dining at La Rosa Blanca

Bellview residents can hit Donut Star for an apple fritter and a cup of Joe to jumpstart the day. La Rosa Blanca is a quirky spot serving up Mexican favorites. Locals can visit the restaurant for tacos and a happy hour margarita while enjoying the brightly colored atmosphere with eclectic decor. For authentic Thai flavors, The Coconut Fulton is a local favorite, while Asia Market and Restaurant is an Afghani joint serving Halal meats off Fulton Avenue. Grocery shopping is easy, with Walmart and Trader Joe’s locations nearby. Retail shoppers can visit one of the many strip malls nearby for shopping needs.

Howe Avenue Elementary nearby

Kids in Bellview attend the San Juan Unified School District, beginning at Howe Avenue Elementary School. Howe Elementary holds a C overall Niche grade and has one of the most diverse student populations of all elementary schools in California. Howe Elementary is a No Excuses University school, which inspires younger students to aspire to continue education after high school. Kids continue to grades 6-12 at Encina Preparatory High School. Encina Prep has a C overall grade on Niche. Alumni have gone on to win Grammy Awards, play professional sports and win Nobel Prizes in physics. St. Philomene School and Aspire Alexander Twilight College Preparatory Academy are private options just south of the neighborhood.

Ranchers and bungalows

Craftsman ranches and bungalows are the prevailing home style in Bellview, with prices ranging from $300,000 to $650,000, with some larger modern homes mixed in. Most of the homes were built during the post-war boom of the 1950s and have spacious lots with large backyards. Houses have one or two-car attached garages and long driveways shaded by mature trees and towering palms. With 67% of residents renting, it’s no surprise that Bellview is also home to numerous apartment complexes. These communities are often gated and have private parking, a clubhouse and a pool. The neighborhood has a CAP Crime Index score of 7 out of 10 compared to the national average score of 4.

Sacramento Regional Transit

Bellview is bordered to the west by Interstate 80, making it easy for residents to commute into Sacramento for work or entertainment options. Locals can also take the highway north to newer shopping centers in Rocklin and Roseville. The neighborhood is served by Sacramento Regional Transit buses, which provide routes locally with stops along Fulton and Marconi Avenues.
