Campus Commons is a peaceful, well-to-do neighborhood along the famous American River and its cycling trails. Homes in the area were designed by Robert C. The neighborhood is made up of a good mix of single-family homes, condos and town houses. Most homes cost between $440,000 and $600,000 and come with two to three bedrooms. Richard Swayne of Dunnigan Realtor describes the neighborhood's uniformity—the homes' designs and colors come in coordinating earth-tone browns and blend well with the area’s greenery and mature trees. Swayne also mentions that the area is popular among homeowners who are looking for properties that are easy to upkeep. “A lot of people who are downsizing move to the area,” he says. “Buyers don’t have to worry about keeping up appearances; the associations make sure the yards are well-maintained. Homeowners just have to take care of the inside.” Campus Commons Clubhouse and the Nepenthe Homeowners Association provide amenities to the planned homes inside “The Commons.” Community members can access two lakes, clubhouse services, pools, spas, tennis courts and playgrounds through these associations.

Seeing green at the American River and University Park
Susan Lawrence-Nunley, Sacramento native and Realtor at Birdie Real Estate, says people mainly move to the area to be close to nature. The American River is the main natural attraction of Campus Commons. It borders and wraps around the neighborhood from the northwest to the southeast and boasts countless locations for swimming, sunbathing, fishing or kayaking. Following the river is also the American River Parkway and the Jedediah Smith Memorial Cycling Route, where outdoor explorers can bike, hike, inline skate and even horseback ride. Adjacent to the area’s eastern border is University Park, a more traditional city park space for children and families. The park features a soccer field, a tot lot, a sand pit, lush greenery and a few picnic areas.

Nearby, top-notch Sacramento education
Sierra Oaks K-8 School serves the area’s elementary and middle schoolers and has a B-plus rating on Niche. High schoolers can attend Rio Americano High School, which has an A-minus rating on Niche. It’s in the top 20 best public high schools in Sacramento County, and the school offers students various college preparation and AP courses, as well as a magnet program.
Sierra shopping and sweet froyo toppings
Campus Common residents can get their food shopping done inside the nearby Sierra Oaks neighborhood. The UV shopping center houses one of the nearest grocery stores, Safeway, but Raley’s is also just on the other side of Fair Oaks Boulevard. Locals can sit down for a savory meal at Bennett’s American Cooking or Buckhorn BBQ and Grill, depending on how much they want to spend. Sweet treats are also right next door; frozen yogurt cups almost toppling over with toppings can be found at Menchies, and Pearls Boba serves up classic bubble teas and shaved ice delicacies. Residents can get a modest amount of retail shopping at the Pavilions Shopping Center, which is about 1/2 a mile away and has an assortment of clothing stores.

Getting around Campus Commons
Residential streets in Campus Commons are fairly quiet, so it’s not uncommon to see people strolling along the narrow sidewalks with their dogs or even biking from place to place. However, there are no designated bike lanes for cyclists, and most locals drive to get to destinations outside the neighborhood. Public transportation is limited but available, as few bus stops are off Fair Oaks Boulevard, Howe Avenue and American River Drive. The nearest airport is Sacramento International Airport, which is less than 18 miles northwest.

So far I love it! Just a college freshman i feel there is a great amount of security since it's near campus. It's a quiet and very nice neighborhood. Although some creeps do tend to drive by here just because they know people have money here. But overall recommend it!
