Named for its proximity to state universities and the American River, neighbors are the closest part of College-Glen. “I love my neighborhood,” says Annette Deglow, President of the College-Glen Neighborhood Association. “My husband and I put the downpayment on this house 60 years ago, with the idea that we’d be moving soon. Before we realized it, we knew 30 tight-knit families, and we belonged to the racquetball club. We’re still here, 60 years later.” Like Deglow, many of these residents have been here from the start. Others have passed on their property to their children, who are now living as second generation. Alternatively, they could be first-time buyers who have entered the mix in recent years. Even with its changes, the neighborhood has retained its know-your-neighbor charm: people waving to each other, kids riding bikes and dogs in the yard.

Mobile homes, condos and houses near the American River
Southernmost buyers in Golden Palms Mobile Home Estates can find two-beds as low as $80,000. “It’s a gated community, so people have a safe place to lock up and leave,” says Realtor Deborah Storey, who’s been selling in Sacramento since 2003. “The food bank drops off once a month for seniors, and everybody knows everybody.” Near the American River, three-bed condos and townhomes range from $350,000 to $475,000. For the rest of the neighborhood, traditional homes with three or four beds sell between $500,000 and $580,000. Properties in College-Glen have comfortable lot sizes but are still close to other homes: front and back yards are roomy, while side yards are more narrow. Pools are rare whereas trees are abundant, providing shade for back patios. Most exteriors have stayed true to their 1960s build dates, but interiors are often renovated. Homes sell in just 16 days, quicker than the national average by 26 days.

Glenbrook Park to the American River, Granite Regional
On the north side, Glenbrook Park is a 17-acre hub for sports enthusiasts — or anyone looking for time outside. its baseball diamonds host the College Glen Little League, and its tennis courts can host a pickup game or two. Furry friends, too, can play in its large and small dog parks, while kids can climb its pirate-themed playground. Walking a half-mile north, people can drop a line into the American River or walk the Two Rivers Trail all the way around Sacramento. Just south of the neighborhood, Granite Regional Park offers one of the largest skate parks in the country, combining bowls and a street course on its 45,000-square-foot facility. Its picnic area can seat 300, and residents can compete at horseshoe pits, soccer fields and more.

Spending green in College Greens, Folsom Boulevard Flea
Small businesses on Folsom Boulevard are at the core of this community, frequent sponsors of the College Glen Neighborhood Association. “I can’t single any one of them out as a favorite,” says Daglow. “We appreciate all the businesses that are here and all the support they give.” At College Green Center, residents can find fast-food joints and discount stores mixed in with local haunts. Roma II Pizzeria has served one of Sacramento’s best slices for decades: its founder immigrated from Puglia in 1966, and this location has been family-run since it opened in 1981. Bullta BBQ is nearby for all-you-can-eat Korean food, and unlike other restaurants of its kind, its self-serve grills ventilate underground to prevent smoke. Grocery shoppers can visit Raleys or go down the street to Folsom Boulevard Flea Market, a weekend market that started as a few tables in 1965. Now the lot has over 450 vendors for food, drinks, books, plants and just about everything else.

The neighborhood party: National Family Night Out
The College-Glen Neighborhood Association hosts National Family Night Out, a signature event for over 20 years. Vendors and musicians liven up these streets each June, and over 400 residents come out to enjoy. “We bill it as a thank you to the police and fire department and county probation, as well as our sponsors and residents,” says Deglow. “It’s an all-complimentary event, and when it gets dark, we do fireworks. It’s equally popular with older and younger folks.”

U.S. Route 50 and the Gold Line to Sacramento
U.S. Route 50 runs right through the middle of the neighborhood, and it leads roughly 7 miles into downtown Sacramento. “People want to live here because the location is great,” says Realtor Deborah Storey. “You can get right on 50, and you can go anywhere from there.” Commuters could avoid rush-hour traffic with the College Green Light Rail Station: the Gold Line makes for a 20-minute train ride into downtown. If they’re going somewhere else in the city, they could hop off at the University/65th Street Station and connect via five bus routes.
