A residential neighborhood close to Midtown
East of Midtown Sacramento lies Elmhurst, a historic neighborhood established in 1908. The area is known for its picturesque homes and large trees lining the streets. Elmhurst is split by T Street, formally known as California Boulevard, which Realtor Susan Lawrence Nunley describes as the "anchor" of the neighborhood. The Sacramento resident says, "The T Street corridor is the neighborhood's main street – it has Sunset and Sierra Vista Park, and this is the gathering spot for Elmhurst residents and UC Davis students. There's also the Julia Morgan House there." Tom Leonard, another local Realtor and a fourth-generation East Sacramentan, says, "It's one of the best neighborhoods to walk in. Well-lit sidewalks, tight streets, and there's many people who choose to ride bikes."
From ranches to Craftsman-style homes
Most homes in Elmhurst feature architectural styles such as the Craftsman, bungalows, and ranches. Houses sit within close proximity of each other and come with yard space and plenty of greenery. Elmhurst also offers some larger homes, such as Tudors alongside T Street. "The location is ideal, and the properties are very valuable," says Leonard. "It's a really special neighborhood for those that reside there. These updated homes sell for a premium, as they may look old but have today's amenities and are brand new inside." Prices start at $500,000 and go up to $750,000.
Enrolling at Sacramento High School
Elmhurst is part of the Sacramento City Unified School District. It is the tenth-largest school system in California, serving 47,900 students across 81 campuses. Children may begin their education at Phoebe A. Hearst Elementary School, which earns an A-minus rating from Niche. Students can then continue at California Middle School and Sacramento High School, receiving B ratings overall. Sacramento High School is the alma mater to former governor and state senator Hiram Johnson and Sacramento's first woman Mayor, Belle Cooledge.
Small green spaces with more options nearby
Sunset and Sierra Vista Park are the two main green spaces in the area. Although the two parks are small and are essentially medians, this hasn't stopped residents from playing cornhole, setting up lawn chairs, or bird watching. In addition, organized neighborhood events, such as pancake breakfasts, have been held at either park. Both parks have also become makeshift dog parks. Residents can travel to East Portal Park for a larger green space, which offers amenities such as a picnic area, playground, ball courts and more.
Shopping and dining in Elmhurst
Most of Elmhurst is residential, but residents can visit a convenience store, Cottage Mart, for groceries. The store also has an Indian food hot bar. Residents also enjoy sandwiches, beer, wine, the ping pong table and indoor & outdoor seating. Residents can head down to Bacon and Butter, a Michelin Plate Award winner for more options.
Visiting the Julia Morgan House
Elmhurst is home to the Julia Morgan House, a Mediterranean Revival mansion used for events. Julia Morgan, a well-known architect in California, designed the house. She created more than 700 buildings in the state during her lengthy career in the early 19th century. The mansion features a grand staircase with a teakwood banister leading to a full-story window and seating at the mid-landing. There's also a garden with wisteria, flowering shrubs, mature trees and meadows surrounding a water fountain.
Traveling with Highway 50
Elmhurst is right by Highway 50, which residents can take to the Sacramento International Airport, about a 15-mile drive away. Public transportation options, such as bus stops on T Street, are also available.
GreatSchools:
The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.
