Lower average home prices

Ranch-style homes sit along sidewalk-lined streets. Built between the 1950s and ‘90s, these typically feature stucco or brick exteriors, cross- and front-gables roofs, up to two-car garages and yards large enough for flower beds and mature trees. Newer models feature Mediterranean elements, such as tiled roofs. Sizes range from 88- square-foot two-bedroom homes up to 1,500-square-foot home for four bedrooms. Prices range about $150,000 less than much of Sacramento. “You have some properties that need updating and others that have already been updated,” says Paul Boudier, Realtor with Keller Williams Realty and Sacramento native. “If you take a three-bedroom that has not been updated but is well-preserved, it’ll be in the $290,000 to $310,000 range. Properties with larger square footage and renovations will be in the low to mid-$400,000s.”
