Largest lots around town, high turnover
Greenwood is for people who want extra room. Though this neighborhood is pricier than the ones around it, its lots are the biggest. Prices depend on this yard space, and since most homes were built in the 1950s, square footage and renovations are also key factors. Three-bedroom ranch-styles go between $415,000 and $635,000; they’re around 1,300 square feet on the lower end and 2,000 square feet on the higher end. Four-bedroom fixer-uppers are also found close to $500,000, but they’re rare. Renovated four-beds are between $685,000 and $760,000, and they’re mostly above 2,000 square feet. Sales are frequent, as this neighborhood has a lot of short-term residents. It’s still a high-demand area, though, because properties sell after just 18 days on the market. This is much quicker than the national average of 43 days. Accordingly, renters comprise roughly half of this market, and they can find apartments near El Camino and Marconi Avenues.Longstanding diners on El Camino
With small, locally owned places on El Camino Avenue, it’s likely that restaurant owners know names and faces. Skip’s Kitchen, a gourmet burger joint, is one such case. “Skip actually works in the restaurant every day,” says Krystal Roraback, who's worked in the area for 5 years and manages the Hastings Ranch Apartments. “They play a very fun game where you can get your meal for free. You pull a card, and if it’s the joker, Skip pays for your food. If you don’t pull the joker, you get a callback card. So when you’re food’s ready, they call your card out instead of a number.” Hagen’s Orange Freeze is another staple diner, just east. Though it’s changed names and ownership over the years, some form of it has been around since 1965. “The current owners actually met there in their youth,” says Rorabeck. “When they got the opportunity in 2002, they purchased it and they’ve been running it with their children ever since.” This business is a frequent sponsor of local schools, and its parking lot even holds monthly car shows from April to August. A mile south toward Arden Way, Bella Bru Café is a popular spot for breakfast, as people dining on its patio can often feel the Delta Breeze.Getting to work: Roseville, Folsom and Sacramento
Most people work closeby or in surrounding employment hubs. To get to Roseville, they can head 14 miles north on Interstate 80. For Folsom, Madison Avenue is used for most of the 13-mile, eastbound route. For downtown Sacramento, commuters can hop on Marconi Avenue and connect to the Capital City Freeway. This “Business 80” can take them right into downtown, and the total trip is about 10 miles. Alternatively, the No. 25 bus runs along Marconi Avenue, and the No. 23 runs along El Camino Avenue. These both connect to the Light Rail’s Blue Line, which also goes into downtown. This option typically takes about an hour, while driving only takes 20 minutes.Shops along Watt Avenue and nearby districts
Grocery shoppers don’t have many options within the neighborhood, other than a Grocery Outlet in the north. But they’re about 2 miles west from Watt Avenue’s Costco Business Center and other shops. Here, Emigh Ace Hardware is franchised by locals, and it specializes in plants and outdoor décor. Gardeners might also like the Fair Oaks Boulevard Nursery, about 2 miles south of Greenwood. This indoor and outdoor facility has greenery of all sorts, including fruit trees and pond plants. For a high-end mall with boutiques, Pavilions is about 5 miles southwest of the neighborhood. Arden Fair Mall is less pricey with chain retailers, and it’s 5 miles west of the neighborhood.Hazelwood Greens and Ancil Hoffman Park
While there aren’t many parks in the area, Hazelwood Greens provides an open lawn that’s walkable from most homes. Narrow walking paths are about a quarter-mile long, but they connect to the rest of the neighborhood for longer trips. For a bigger park, residents can head 3 miles east to Ancil Hoffman Park. This 400-acre space is home to deer herds and over 100 bird species, and it’s common to spot them while playing the Ancil Hoffman Golf Course. This 18-holer was designed by famous architect William Bell in 1965, and with views of the American River, Golf Digest ranks it in the top 75 courses in America. Kayakers can drop into the river on the park’s east side, where a small beach sits next to a picnic area.Open enrollment in San Juan Unified School District
Some students start at Starr King K-8 School, south of Greenwood and rated a C-plus by Niche. It’s seen a drop in enrollment and has about 400 students for the 2023-2024 school year. This is due to the open enrollment policy of the San Juan Unified School District: families can apply to other schools and send students outside of the neighborhood. They’re within walking distance of Mission Avenue Open Elementary, though, because it’s centrally located on Marconi Avenue. It gets a B from Niche. For later grades, most students go to El Camino Fundamental High School or Rio Americano High. They’re both rated an A-minus by Niche. The CIVITAS program is unique to Rio Americano, and it’s a four-year political studies and public service academy. Enrolled students complete five semester-long courses and 100 hours of service, in addition to a senior project and a 75-hour internship.Ferris wheels at Cal Expo, movie nights at Arden Park
Greenwood doesn’t have many events, but nearby venues are hubs for activity. Near the Arden Fair Mall, Cal-Expo hosts the Sacramento County Fair in May and the California State Fair in June. Other options include seasonal concerts, soccer games and crawdad festivals. Arden Park, about 3 miles south of the neighborhood, is known for its summer movie nights on Fridays. It also holds holiday events such as Trunk or Treat and the Arden Easter Eggstravaganza.
