Hagginwood is a trendy neighborhood seven miles northeast of downtown Sacramento. “It’s definitely an up-and-coming neighborhood, and people are coming in and putting a lot of money into the homes and making them really cute,” says Lisa Bewley of Elk Grove Real Estate & Development Company, who has nearly two decades of experience in the area. “The homes here always had potential, but now the people moving in are taking pride in them, and the neighborhood is starting to look like the hip East Sacramento neighborhoods.” The homes in Hagginwood have a median year built of 1946, but many have undergone significant remodels. The area still has potential for investors, as 60% of the population rents.

1940s houses with large lots
Hagginwood is a well-established neighborhood with older homes, mostly built in the 1940s, that have undergone or are ripe for remodeling. “The thing about these older homes is that they are built on large lots,” says Bewley. “The yard size and the space between homes is something you just don’t see with new builds.” Many of these ranch-style houses have sloped roofs and long driveways. Prices in the area range from $300,000 to $450,000, which is standard for the majority of north Sacramento. Mature trees give the neighborhood a more rural feel and provide color. Buyers should note that flood risk is a factor in the north end of the neighborhood near Arcade Creek.

Grant Union passes the test
Kids in the neighborhood head to the Twin Rivers Unified School District. The first stop is Hagginwood Elementary School, which holds a C overall grade on Niche and has an A grade for student diversity. Next is Martin Luther King Jr. Technology Academy, a middle school that Niche awards a C rating. Teens make their way to Grant Union High School, which holds a B rating on Niche and was named by the service as a California Standout High School. Grant Union has various career-focused academies, such as the Health Sports Academy, which encourages students to pursue higher education and become leaders in sports medicine, media and sports business.

Tee it up at Haggin Oaks
The massive Haggin Oaks Golf Complex borders the neighborhood. Haggin Oaks offers two 18-hole championship courses, a large practice area with putting greens and driving range stalls and a full pro shop. For a different type of golf, Mackey Memorial Park features a nine-hole disc golf course as well as a playground and nature preserve area. Hagginwood Park is just north of the neighborhood and has soccer and baseball fields, while Winner’s Circle Park offers a skate park and basketball courts. Aspiring riders can head to Sacramento’s Craigmont Equestrian Center for horseback riding lessons.

Dining at El Forastero and Lil Joe's
There are not many shopping and dining options within the neighborhood boundaries, but plenty are just a short drive away. El Forastero is a casual spot for a quick Mexican-inspired meal, and Formosa Café is a favorite spot for locals looking to try Chinese cuisine. Further to the south, off Del Paso Boulevard, Lil Joe’s is a classic diner serving up large portions of American fare. Grocery Outlet is the spot for a full week’s shop, while smaller markets are scattered throughout the neighborhood with daily necessities. Retail shoppers can spend an entire day at the Arden Fair Mall, located just a couple of miles southeast of Hagginwood.
