A fresh look for this historic neighborhood, north of downtown
One of Sacramento’s oldest neighborhoods, Mansion Flats is no longer the warehouse district on the edge of town. “It’s always been a transitional area for this city,” says Christopher Brown, Broker and Principal for Next Step Real Estate Group. “But I think over the last decade, development has evolved this industrial space into a residential one, and we’ve seen a lot of new construction that has changed the vibe.” Historic buildings, such as the namesake Governor’s Mansion, now sit next to repurposed apartment complexes; early 20th-century homes have been converted into small businesses, and the neighborhood park is down the block from the new rock climbing gym. “The population is starting to skew younger, but there’s still an older generation in the Victorian houses that have been here forever,” says Brown, who’s been selling in Sacramento for 30-plus years. “Because you’ve got a mix of existing and new neighbors, it’s super diverse. Whatever you’re lifestyle is, you’re going to find your people here.”
Old-school Victorians with new neighbors
Victorian bungalows have been a staple of Sacramento since the 1840s, and they’re also a staple of Mansion Flats. With a median build year of 1922, these homes often have tight lots with little yards, and neighbors are usually a few feet away. Some properties are on the National Register of Historic Places, but interiors are mostly updated. Similar to other up-and-coming neighborhoods, older properties butt up against new apartment complexes, built as fresh as 2023. Three-story homes with rooftop ‘yards’ are becoming increasingly common, as Christopher Brown can attest. "These giant patio spaces are basically a party zone,” he says. “If you’re good friends with all your neighbors, you can hop from deck to deck. Plus, we have the phenomenal Delta breeze that kicks in every summer. When it’s hot, there’s no better place to be.” Depending on build year, three-bedroom homes can be found between $600,000 and $845,000. The neighborhood’s CAP Index Crime Score is double the national average, an 8 out of 10 as of April 2024.
Expanding commercial scene: local restaurants and Midtown shops
While Mansion Flats doesn’t have many restaurants, its shopping and dining scene is likely to expand in the 2020s. “I think you’ll see more businesses coming in there,” says Brown. “Now there’s a consistency of owners and renters in that market, which has shifted in the past five years. You’ve got more support for commerce.” For now, foodies can keep coming back for seconds at Taqueria Jalisco, highly rated for its tacos and margaritas. Sampino’s Towne Foods is a few blocks south and provides a fresh take on the Italian deli experience: while it’s known for a stellar meatball sandwich, it also serves ravioli, cannolis and more. For nightlife, the closest bars are Bear Dive and Mojo’s toward H Street, while breweries are just east in Midtown. The Midtown Farmers Market brings 200-plus vendors every Saturday, and specialty shoppers can visit Big Brother Comics, Mike’s Camera and Vintage YSJ Clothing.
Coming together during Second Saturdays, Midtown Mini Midtown Love
With over 100 murals and 30-plus galleries, Midtown’s cultural scene comes to life during Second Saturdays. From May through October, Mansion Flats residents can take a quick walk to block parties, art activations and food vendors. Midtown Mini Midtown Love coincides with the first of these events, and it raises funds for local artists and businesses. This large-scale garden party features a 35-piece gallery, in addition to live music and drink booths. Mansion Apartments, across from the namesake landmark, will be the new host for 2024.
Walkable to Sacramento City Unified Schools
Students can walk to Washington Elementary, just east of the neighborhood and rated a B by Niche. Miwok Middle is roughly a mile east, and Niche gives it a B-plus. While these schools are close, older students will likely bus to C.K. McClatchy High, about 3 miles south in Land Park. It serves 2,300 students and gets a B-plus from Niche. Alternatively, The Met Sacramento is in the southernmost part of Mansion Flats, and this charter high school receives an A rating. Niche also ranks it in their top five charter high schools for Sacramento overall.
Climbing spots, Two Rivers and Sacramento Bike Trails
At John Muir Children’s Park, kids can expend energy on a spiderweb climbing net and, afterward, cool off at nearby misting stations. Sacramento Pipeworks is just north on 16th Street, and this bouldering and big-wall gym caters to climbers of all ages. Farther north, the Two Rivers and Sacramento Bike Trails connect to form a 24-mile, waterside route: Old Town Sacramento museums are only a 10-minute ride, and the Sacramento Zoo is about half an hour.
Ditching the car: walk, bike and Light Rail
Commuters are only a couple of miles from downtown, and with sidewalks and bike lanes, they can be there less than 20 minutes. Sacramento Regional Transit also runs the Light Rail along 12th Street, and this trip usually takes a half-hour. If they want to drive, 12th and 16th Street are notorious for rush-hour traffic.
