Quiet suburban living
Located just 12 miles from downtown Sacramento, Mission is a neighborhood with a calming effect. “It’s serene, just an overall lovely setting,” says Erin Stumpf of Coldwell Banker Realty, who has over two decades of experience selling homes in Sacramento and is a Mission resident. “The homes are well-kept; the streets are quiet, and it really just feels like home.” The neighborhood is almost completely residential, so residents need cars to get to grocery stores and restaurants. However, this means that traffic in the neighborhood is light. Mature trees and open green spaces give Mission some color, while a pair of parks provide plenty of space to play. Just a short distance from Interstate 80, locals can easily commute down to Sacramento for work or up to Rocklin and Roseville for shopping.
Wide range of homes
Homes in Mission can’t be put into one single category. “I’ve sold smaller starter homes to first-time buyers and also larger homes to families looking for more space,” says Stumpf. In areas, the quiet streets are lined with classic ranch homes constructed between the 1950s and 70s with low-flung rooftops. Other streets feature larger, more modern two-story Mediterranean and Craftsman builds. Prices vary as much as the housing styles, with single-family homes ranging between $400,000 and $700,000. Homes have attached garages, and the larger lots provide plenty of space for a backyard pool. The sidewalks are wide and well-paved, making them perfect for dog walking or kids riding their bikes.
Top San Juan schools
Kids in Mission head to the San Juan Unified School District. Those growing up west of Mission Avenue head to Whitney Avenue Elementary, while those east of Mission Ave. attend Pasadena Avenue Elementary. Both schools have B-minus ratings on Niche. Next up is Churchill Middle School, which holds an A-minus rating on Niche and was named one of the top public middle schools in Sacramento County. Teens go to Mira Loma High School, which has an A-plus Niche rating and was named the second-best high school in the Sacramento area. Mira Loma is known for its International Baccalaureate program and offers classes in Chinese and Japanese.
Gibbons Community Park fun
Locals can head to Mission North Park, which has playground areas for children and a sand volleyball court. The park also has community grills for an afternoon picnic. Gibbons Community Park is where locals go for a tennis match or a game of pick-up hoops. This 17-acre park has an exercise course, playgrounds and paved walking paths. “There’s so much space people will bring out volleyball nets and have a game on the grass,” says Stumpf. The park also has a community center where residents can take yoga classes. Eastern Oak Park has pickleball courts, a covered play area for children, and large open green spaces. CrossFit, Oragetheory Fitness and In-Shape Family Fitness all have locations off Fair Oaks Boulevard.
Tacos at The Char Market
The Char Market is a newer spot that two childhood friends opened in August of 2023. Locals come in for large portions of tacos, nachos and more Mexi-Cali favorites in a casual atmosphere. Round Table Pizza is a classic pizzeria with arcade games in the back, while Silver Sake Sushi has specialty rolls and other Japanese steakhouse favorites. Adalberto’s Mexican Food is a local favorite for a quick drive-thru bite. Grocery Outlet makes it easy for locals to stock up on food for the week ahead. Retail shoppers can head east on Marconi Avenue for easy shopping in nearby Carmichael.
Quick to I-80
Mission is situated just two miles from the Capital City Freeway and Interstate 80, making for an easy commute nine miles into the city for work. Access to the interstate also allows for quick trips up to Roseville and Rocklin or day trips down to the Bay Area. For local travel, the neighborhood is served by the Sacramento Regional Transit buses, which have frequent stops along Mission Avenue and Whitney Avenue.
