Quiet suburban vibe in Mission

About 10 miles outside of Downtown Sacramento in Arden-Arcade, Mission is a small residential enclave with a quiet vibe, removed from the major commercial corridors. The community has streets of well-kept midcentury homes with wide sidewalks, close to spacious parks with playgrounds and sports courts. Highly rated schools contribute to the neighborhood’s family-friendly appeal.

What Mission homes cost

Quiet streets are lined with classic ranch-style homes, mostly constructed between the 1950s and ‘80s, alongside some newer Mediterranean Revival-style builds. These properties can vary in size, including some larger two-story homes, and some with larger lots have enough space for a backyard pool. “It’s serene, just an overall lovely setting,” says Erin Stumpf of Coldwell Banker Realty, a Mission resident who has over two decades of experience selling homes in Sacramento. “The homes are well kept, the streets are quiet and it really just feels like home.” Single-family homes generally range from the mid $300,000s to the mid $800,000s, though newer 21st-century builds can sell for as much as $1.1 million. The neighborhood also has a few townhouse and condo complexes, with prices ranging from the mid $300,000s to the lower $400,000s.

Well-regarded schools are close to home

Mission is zoned for the San Juan Unified School District, which offers a lottery system for school choice depending on availability. Winston Churchill Middle School is a highly rated school within the neighborhood, which is convenient for those who want to walk. Students have a range of extracurricular options, including competitive esports, Science Olympiad and debate teams. Mira Loma High School, also highly rated, offers a four-year International Studies Program for students looking for a more interdisciplinary curriculum with community service opportunities.

Things to do at nearby parks

Mission North Park is within walking distance for some locals, and it has playgrounds and a sand volleyball court. To the north, Gibbons Community Park features lots of sports courts where you can play basketball or tennis. “There’s so much space people will bring out volleyball nets and have a game on the grass,” says Stumpf. The park also has a community center that hosts yoga classes and other programs. For pickleball courts, you can head to the nearby Eastern Oak Park.

Commuter access with a more peaceful setting

Mission is situated a few miles from the Capital City Freeway and Interstate 80, making for a fairly direct 10-mile commute into downtown Sacramento. This drive can take between 25 and 45 minutes, depending on traffic. Still, Mission is relatively tucked away from the freeway and busy commercial corridors, providing a quieter setting, but with a little less convenience. “It’s a case-by-case basis for every neighborhood,” says Nate Augustine, a local Realtor at Vision Forward Realty and longtime resident of the Sacramento area. “I’ve had people prefer to be closer to a main area for easy access, and others willing to compromise for less noise.”

Casual restaurants close to Mission

Though there aren’t many businesses in the area, you can find a selection of small restaurants within a short distance of the neighborhood:

  • The Char Market is a newer Mexican restaurant that two childhood friends opened in August of 2023.
  • Silver Sake Sushi has specialty rolls and bento boxes.
  • Adalberto’s Mexican Food is a local favorite for a quick drive-through bite.
