Walkable, central location in southern Sacramento
In between the Union Pacific rail and Franklin Boulevard restaurants, North City Farms is a pocket of Sacramento like no other. People in this centrally located suburb are 5 miles south of the city and a few steps from a local brewery — all for a price lower than surrounding areas. Walking around the neighborhood, narrow sidewalks are draped by mature trees, and properties are well-maintained. Streets aren’t gridded: they’re short in the north, while in the south, they’re longer with fewer turns. They lead a mile west to Land Park and the Sacramento Zoo, one of Sacramento’s most famous attractions. Students can walk to public schools and Sacramento City College, too.

Renovated ranch-styles from the early 1900s
Compared to neighboring Land Park and Hollywood Park, homes in North City Farms are older and, thus, more budget-friendly. Two- and three-bed ranch-styles are mostly from the 1930s and 40s, and they’re likely under 1,000 square feet. As a result of their age, most interiors have been partially or fully renovated, but there are still some fixer-uppers. Their exteriors are often single-color siding or plaster, reminiscent of the time period. Yards are typically smaller than Land Park and Hollywood Park, but they’re larger than South Oak Park and Curtis Park. Dogs can enjoy fenced-in backyards with room to play, and simple landscaping doesn’t require much maintenance. Two- and three-bedrooms range from $225,000 to $430,000. Rare four-beds from the 1980s are scattered in the northwest corner; they’re between $480,000 and $560,000. Owners make up half of this market, and with a median homeowner age of 35, first-time buyers are a large part of this community.

Quick commutes via Highway 99, public transit
Highway 99, also known as the Sacramento Freeway, is on the east side of the neighborhood. It leads 5 miles into midtown and takes 10 minutes with usual traffic. Most people drive since the No. 67 bus will likely take a half-hour longer. Even so, it has stops along Franklin Boulevard and connects to downtown via the Light Rail’s Gold Line. “An Amtrak commuter rail is being built, and they’re anticipating a station at Sacramento City College that will make public transit even more accessible,” says Amanda Freeman, a Realtor serving the Sacramento area since 2021. If all goes according to plan, the new line is expected to be completed by 2026.

Franklin Boulevard and walkable breweries
Right along the neighborhood’s east side, Franklin Boulevard puts locally-owned businesses and Mexican restaurants within walking distance. La Esperanza is a grocer, restaurant and bakery rolled into one building; just up the street, La Superior Mercados is a popular grocery chain, and it’s one of four locations in Sacramento. El Novillero Restaurant has villa-style décor and authentic food, and it’s only a few paces away from Scott’s Burger Shack. Breweries on the west side are also within reach. “Track 7 Brewing Company has a nice walkable location from North City Farms,” says Freeman. “It has an industrial vibe, and there’s a lot of indoor and outdoor seating, so there’s a good amount of space for get-togethers. They have a trivia night on Wednesdays, and that’s a family-friendly event you can bring your kids to.” Other options include Fountainhead Brewing Company and Two Rivers Cider.

Landmarks at Land Park, Sacramento’s biggest green space
A former garrison for Union soldiers, William Land Regional Park is a 160-acre green space with lots of amenities. Its grounds are home to William Land Golf Course, a public 9-holer with a restaurant and pro shop, but its fields are also used for soccer, rugby and baseball. Most people know this area, though, for being the Central Park of Sacramento. Here, residents can visit the Sacramento Zoo, which has over 400 animals and over 100 unique species; Funderland Amusement Park has 10 old-school rides, such as the teacups and carousel; Humpty Dumpty, perched on the Fairytale Town sign, welcomes visitors into a kid-friendly park with pumpkin carriages and miniature castles. The western portion of Land Park is close to the Sacramento River Bike Trail, a 4-mile-long path along the water. Just north of North City Farms, William Curtis Park has more sports courts and an open lawn. Each school has an attached park for kids, too.

Walking distance to Sacramento City Schools
Students can start at Ethel Phillips Elementary, central in the neighborhood and rated a C by Niche. California Middle is 3 miles north, and it’s rated a B. Niche also considers it the No. 35 public middle school in the county, ahead of 56 others. Only a half-mile from this campus and connected by a park, C.K. McClatchy High gets a B-plus. The school was built in the 1930s as a response to President Roosevelt’s New Deal; its Federal architecture comes from Starks and Flanders, a firm that designed downtown landmarks such as the Post Office and Courthouse. In the northern part of the neighborhood, Sacramento City College is a community college with 19,000 students. Hughes Stadium hosts the school’s football team, but it’s also hosted the Doobie Brothers, Pink Floyd and other big names.
