Good location and convenience in Northrup

First-time buyers and investors alike can appreciate Northrup’s central location. It's surrounded by retail and restaurants and is less than 10 miles from Downtown Sacramento. The proximity to California State University, Sacramento, also known as Sac State, is a big draw for students and faculty, which contributes to a high percentage of rental properties and apartment buildings in the area. Other housing options include a mix of duplexes, ranch-style homes and condo complexes, some with private amenities.

A broad range of housing types, some at lower costs

Apartments, townhomes and condos make up most of the area’s housing, with rental properties dominating the market. Prices for townhomes and condos typically range from the lower $100,000s to the lower $300,000s, depending on the community. “What draws people to condos and townhomes is that the price is very achievable for those first-time buyers or students, and it’s very low maintenance,” says Kaelee Cornell, a Sacramento native and real estate agent with Exp Realty. “You tend to get access to amenities too. For example, the Timberlake Condos have tennis courts and five different pool areas in the complex.” There are also small pockets of midcentury ranch-style homes and duplexes, mostly ranging from the lower $300,000s to the mid $900,000s, depending on size and condition of the property.

University access for students and faculty

The location is also convenient for staff and students at Sac State, which is a few miles south across the American River. “This area has really picked up with investors flipping homes and renting them out to students and faculty,” says Taraneh Pahlavan, a local Realtor at Coldwell Banker Realty with over 20 years of experience. You can even bike to campus thanks to the wide availability of bike lanes and trails, eliminating the need for university parking. The university also hosts many events that draw in folks from across the area, not just students and staff. The Run to Feed the Hungry, a large Thanksgiving fun run that raises money for the Sacramento Food Bank & Family Services, starts and ends on campus with huge crowds of supporters.

Surrounded by restaurants and shopping

The neighborhood is bordered by two major commercial corridors on Howe and Fulton avenues, putting popular, casual eateries within walking distance for many. Namaste Sacramandu is one option, serving Indo-Nepalese fusion. There's plenty of nearby shopping, including outdoor malls like the Pavilions shopping center, which has lots of upscale boutiques. Farther north, the Howe ‘Bout Arden shopping center has discount retailers like the Nike Clearance Store, and the Arden Fair mall has over 150 storefronts.

San Juan Unified School District serves community

Students here are zoned for the San Juan Unified School District, which offers a school-choice lottery system. Arden Middle School is highly rated and features several athletic programs for cross-country, wrestling and track and field. More youth sports options are available through the Mission Oaks Recreation & Park District, including basketball and volleyball.

Things to do outside, from biking to sports

Despite how densely developed Northrup is with condos and housing, there’s still plenty to do nearby:

  • The American River Parkway, a waterfront bike trail over 30 miles long, is accessible on the neighborhood’s edge.
  • Swanston Park is a major outdoor hub with playgrounds, tennis courts and basketball courts.
  • Jonas Larkspur Park has open fields dotted with mature trees, and is popular with dog owners.
