Set adjacent to Sacramento’s main downtown corridor, Richmond Grove offers historic homes, century-old trees and a hopping nightlife scene, within walking distance of Midtown's shops and restaurants. “There are a lot of renters and young professionals here, and people who like to be close to Midtown,” explains Nicki Kalteis, a real estate agent with Coldwell Banker. “With 80% renters, it’s a hotbed for investment properties.” Many businesses here are locally owned East Asian restaurants and specialty markets, and the local Northern California Koyasan Temple follows Shingon, a Japanese form of Buddhism. Evenings in Richmond Grove are often lively, with lots of music venues, bars and breweries; the neighborhood earns an overall CAP Index Crime Score of 7 out of 10, higher than the national average score of 4.

Despite its urban location and dense grid layout, streets in Richmond Grove are lined by a diverse array of mature trees, including oak, cottonwood and maple. The foliage adds color to streetscapes while providing almost complete shade for the neighborhood’s wide cement sidewalks. Homes here were built between 1880 and 1940, and most homes are part of the Richmond Grove Historic District, which means that city approval is required before any changes or renovations are made. “It can be very strict,” says Matthew Hindy, local real estate broker with Nick Sadek Sotheby's International Realty. “You have to tread lightly with cosmetic changes and find materials approved by the city.” Minimal traditional single-family homes, duplexes and triplexes have either vinyl or stucco exteriors and symmetrical square windows. Craftsman bungalows and American Foursquares are also common throughout the neighborhood, featuring spacious front porches.
Single-family homes with two to four bedrooms range from $250,000 to $750,00, depending on how well the property has been maintained. Multiplexes are popular with investors, ranging from $500,000 to $1 million depending on condition and how many rentable units it has. A handful of 21st-century townhouses with two bedrooms feature asymmetrical compositions and sell for $700,000 to $900,000, depending on square footage.

A mix of local restaurants, bars and breweries like Urban Roots Brewery & Smokehouse
In the heart of Richmond Grove, 16th Street is lined with several East Asian restaurants, including sushi spots like Kinjo Hand Roll Bar. Wing Fa Market is one of a few Asian grocery stores in the area, and Safeway is just outside the neighborhood. There are also bars and breweries scattered throughout the area. “I 10-out-of-10 recommend Urban Roots Brewery & Smokehouse,” Kalteis says. “I’d compare it to the best. My go-to is ‘All The Smoke,’ as long as someone eats it with you.” All The Smoke, a signature dish, includes an enormous plate of smoked meats, and craft drafts include the Love Your Roots IPA. On R Street, there are even more nightlife spots, including The Shady Lady Saloon, a speakeasy-style bar, and the Ace of Spades, a small music venue that hosts touring artists throughout the year.

Language immersion programs at local Sacramento schools
Just west of Richmond Grove, William Land Elementary scores a B-plus from Niche, and offers a dual-language Mandarin Immersion program and after-school Chinese folk dancing lessons. In 2024, the B-plus-rated Miwok Middle School was updated with a mural celebrating the Indigenous Miwok and Nisenan tribes, painted by local Native American teenagers and two professional muralists. C. K. McClatchy High, also rated B-plus, features several magnet programs, including criminal justice and law and public policy academies.

John C. Fremont Park and the Fremont Community Garden
John C. Fremont Park, located just outside the neighborhood, is named for a prominent 19th-century explorer and features two colorful sculptures honoring his legacy. The park’s main draw for locals is its large playground and picnic areas. One block over, the Fremont Community Garden has 52 plots rented out yearly for residents to grow their own organic produce. Bordered by light rail tracks, the nearby Truitt Bark Park offers fenced-in dirt play areas for local dogs; in 2023, the park was updated with a mural of different dog breeds and a sculpture that spells out “bark.” Downtown's 40-acre Capitol Park features monuments and statues like the state’s Firefighters Memorial along with the World Peace Rose Garden. During the hot summer months, locals can cool off at the community pool in Southside Park, about a mile away.

The annual Chalk It Up Festival on Labor Day Weekend
The Chalk It Up Festival takes place over Labor Day Weekend at Fremont Park.
