Swanston Estates offers room to breathe, close to shopping and the highway
A well-established community close to Arden Fair Mall, Cal Expo and Interstate 80, Swanston Estates has relatively affordable homes and larger lots compared to midtown and downtown Sacramento, 6 miles south. “You get good space between the homes,” says Brian Mitry, a local Realtor at Guide Real Estate with over 15 years of experience. “You’re not stacked on top of one another, and there’s a good variety of architectural styles. It’s not cookie-cutter homes like you might find in a tract community.” Historically, road noise from the highway has contributed to comparatively low housing prices, and the neighborhood receives a CAP Index Crime Score of 9 out of 10, compared to a national score of 4. In addition to single-family homes, there are apartment complexes, business parks and an elementary school mixed in, mainly concentrated on the neighborhood's west side.
Several transportation options within a few miles
Although there is some noise pollution, much of Interstate 80 is bordered by thick barriers, which help dampen some of the road noise and improve pedestrian safety. Downtown Sacramento is about 6 miles away by car, though many locals opt for Sacramento Regional Transit bus routes or the Blue Line light rail, which has a park-and-ride station less than 2 miles away. Kaiser Permanente Sacramento Medical Center is 3 miles away, while Sacramento International Airport is about 15 miles away.
Wide streetscapes are lined with midcentury homes
While the west side of Swanston Estates has more apartment complexes, the east side is occupied with ranch-style homes and a few Cape Cods dating back to the mid-20th century. Grassy front lawns are dotted with mature maple and pine trees, and streets are wide enough to stroll along the edge safely, even though much of the neighborhood lacks sidewalks. Two- to four-bedroom floor plans range from $300,000 to $500,000. Many properties in this area are investor owned and rented out.

Locally owned restaurants and major retailers at Arden Fair
Local businesses include car dealers, auto shops and Sarom’s Southern Kitchen, a popular locally owned restaurant that serves housemade desserts. Arden Fair Mall is right next to the neighborhood, within walking distance for many, and features over 150 major retailers like Macy’s, Forever 21 and Lululemon. In addition to shops, the mall has popular full-service chain restaurants like Seasons 52, an upscale New American eatery with a seasonal menu. Grocery stores like Trader Joe’s and Sprouts Farmers Market are less than 3 miles away.

Both D. W. Babcock Elementary and Martin Luther King Jr. Technology Academy, a public middle school, earn a C-minus from Niche. The B-rated Grant Union High opened a new sports complex in 2022, including updated football facilities; new baseball and softball fields were added in 2024.
D.W. Babcock Elementary School is just one of the few great schools in Arden Gardens.

“Swanston Estates is really close to Cal Expo, which has tons of family events like the state fair and lots of different expositions,” Mitry says. Though Cal Expo hosts lots of smaller events, concerts and regional sports games throughout the year, the annual California State Fair is the largest draw, spanning three days in the summer with livestock exhibits, carnival rides and other entertainment.
