Master-planned suburb in North Natomas with newer homes
Village 5 is a master-planned community sitting 6 miles north of downtown Sacramento on what was, until fairly recently, the agricultural region of town. Today it is a mix of businesses, warehouses and newer single-family homes. “A lot of young professionals and first-time home buyers move here,” says Jonathan Lee, real estate agent with Portfolio Real Estate, who’s been selling in the region for four years. “They like that the area is close to employers, and especially downtown.” Highly rated schools surround the neighborhood, and nearby interstates make it easy to travel downtown or to neighboring cities.

Broadcast media and public safety at Inderkum High School
The neighborhood sits within the Natomas Unified School District. Natomas Park Elementary earns a B-rating from Niche. C-plus-rated Natomas Middle, an International Baccalaureate World School, states that it promotes critical thinking, creativity and communication to solve real-world problems. Inderkum High gets an A-minues. Freshmen there can apply to join the Broadcast Media Pathway program, with one media class offered each year, while those interested in law enforcement or fire science careers can apply to join the Public Safety Pathway Program. Also in the neighborhood is A-rated Natomas Charter School, serving kindergarten through Grade 12.

A huge park with a lake and aquatic complex
Meadows Park Is in the middle of Village 5, hemmed in by residential streets. The roughly 11-acre refuge includes two shaded playgrounds and plenty of open space to organize pick-up soccer games. A paved walking path slices through the middle of the park. About 2 miles northwest of the neighborhood is the 212-acre North Natomas Regional Park. It offers softball and baseball fields and fenced-in dog parks featuring water fountains and agility equipment. Anglers can catch trout at the park’s lake, while swimmers can hit up the park’s aquatic complex, which has 25-yard and 50-meter pools and spiral waterslides. Located inside of the Natomas Charter School, the Benvenuti Performing Arts Center hosts concerts, jazz nights and ballet performances.

Pizza and beer at Pete’s Restaurant & Brewhouse
Local favorite Pete’s Restaurant & Brewhouse borders Village 5 to the north, and serves up to 16-inch specialty pizzas and deluxe sandwiches with signature beer. Bella Bru Café, set about a mile northwest, is the go-to spot for breakfast, lunch and dinner, with weekly specials and handcrafted cocktails. Many warehouses and locally owned businesses sit within the neighborhood, while grocery options like Safeway are found further northwest at the Natomas Town Center; Sprouts Farmers Market is also nearby. Department stores like Kohl’s sit within Park Place, while big-box stores, such as The Home Depot and Walmart, are found about a mile south. Shoppers can also find locally owned craft and gift stores along the Sacramento River 6 miles south.
Along Gateway Park Blvd. there are many retail strips in Village 5.

New traditional craftsman-style homes here sit close together along sidewalk-lined streets. Built between the late 2010s and early 2020s, these houses feature Spanish Revival- and Mediterranean-style elements, including low-pitched gables, tile roofs and earth-toned stucco exteriors; some have concrete walkways leading to arched entryways, plus two-car garages. Home sizes vary from 890-square-foot one-bedrooms to 2,300-square-foot four-bedrooms. Depending on the size, prices typically range from $400,000 to $690,000. Ashlynn Fresques, a sales associate with Coldwell Banker and Sacramento native, says those figures are competitive for the area. “These are move-in ready, which is what people want,” she says. Residents here must join the homeowners association, which charges $125 monthly for structural, ground and recreational maintenance.

Access to nearby interstates and bike lanes
Interstate 80 is roughly 2 miles south, while Interstate 5 is found about 2 miles west, which leads about 6 miles to Downtown Sacramento. Most residents here rely on their cars to run errands, but bike lanes run along main thoroughfares like Del Paso Road and Gateway Park Boulevard, and sidewalks skirt most residential and commercial streets. Sacramento Regional Transit buses stop just west along Truxel Road. Mercy San Juan Medical Center is 14 miles east, while Sacramento International Airport is about 7 miles northwest.
