Busy, compact community close to public transit
About 5 miles south of downtown Sacramento, Woodbine is the rare neighborhood that sits at the intersection of planes, trains and automobiles. Locals are within walking distance of the Sacramento’s Light Rail Blue Line, international grocery stores and restaurants along Florin Road, and schools like Woodbine Elementary. The sounds of small aircraft are occasionally heard from the adjacent Sacramento Executive Airport; traffic noise is more common, as Woodbine's surrounded by busy streets. Community members tend to gather at Woodbine Park or at one of several local houses of worship, which include the Cao dai Temple of Sacramento and the New Home Baptist Church.
Bordered by the Blue Line light rail
Woodbine is a few miles from Interstate 5 and Highway 99, both of which lead to downtown Sacramento, about 8 miles away. The Sacramento Light Rail’s Blue Line stops along Woodbine's east side, traveling on to downtown Sacramento. Woodbine's southern border, Florin Road, is lined with bike lanes and Sacramento Regional Transit bus stops. Kaiser Permanente South Sacramento Medical Center is about 5 miles away. The Sacramento Executive Airport is right nearby, mostly used for training and small private flights; Sacramento International Airport is about 19 miles away.
Minimalist ranch-style homes
Residential streets in Woodbine are laid out on a grid and lined with modest ranch-style homes from the mid- to late-20th century, as well as some from the early 2000s. Most homes have two to five bedrooms and minimal exteriors, though some have Mediterranean-style elements like barrel-tile roofs. Lots are compact, and on the neighborhood's north side, rear alleys sometimes run along fenced-in backyards. Affordability is a big draw for homebuyers; compared to Midtown Sacramento, where properties regularly sell for more than $1 million, prices in Woodbine range from $300,000 to $700,000, depending mainly on a home's age and condition. More than half of residents rent their homes, making this area popular with investors. Owners tend to hold onto their properties for a long time and when a home does go up for sale, potential rental income determines how quickly it gets picked up. The neighborhood also has several apartment complexes, including Alta Redwood Terrace Apartments and Florin Gardens Co-op.
Woodbine is bordered by busy streets, but the potential for daytime noise pollution doesn’t affect property values much. “In that market segment, busier streets don’t seem to be as much of a detractor for buyers,” says Ron Benning, a local broker associate with eXp Realty.

Restaurants and markets on Florin Road
Most commercial spaces within Woodbine include industrial spaces and auto shops, especially in the northeast corner. Florin Road borders the neighborhood, lined with shopping and dining. Close to Woodbine, specialty grocery stores include the Mexican-focused Mi Rancho Supermercado and the Hmong-focused Moos Pheeb Market, while fast-casual restaurants include Mexican eateries like Las Islitas. Larger shopping centers are about a mile east, with grocery stores like Foodmaxx and 99 Ranch Market, and local eateries like the Old West-inspired Stagecoach Restaurant, which serves Southern comfort food. Florin Certified Farmer’s Market, a community staple since 2003, is held in the neighborhood every Thursday morning, year-round.
Woodbine residents have a great selection of restaurants to eat at like Los Inmortales Taqueria.

Neighborhood parks, little league teams and nearby golf courses
Woodbine’s namesake park, set next to its namesake elementary school, has playgrounds for toddlers and older kids, with climbing structures and swing sets. The neighborhood’s Airport Little League Park is adjacent to Sacramento Executive Airport; small private aircraft occasionally fly over during youth baseball games. Also next to the airport, Bing Maloney Golf Course features public 18- and 9-hole courses, and William Chorley Park offers an 18-hole disc golf course.

Recently renovated public schools
Woodbine is zoned for the Sacramento City Unified School District and home to Woodbine Elementary, which earns a C from Niche. Fern Bacon Middle scores a C-plus. The B-minus-rated Luther Burbank High is a draw with local families, thanks to recent upgrades. “The school just reopened its pool and locker rooms after a major overhaul facility project,” says SCUSD Communications Manager Al Goldberg. He adds, “Luther Burbank is also home to an urban garden, where students sell plants in a market event each spring.” The urban garden is home to the school’s Urban Agriculture Academy; other career pathways at Luther Burbank High include the Building Trades Academy and the global studies program.

Community events held by the Sojourner Truth African Heritage Museum
The Sojourner Truth African Heritage Museum is located just southwest of the neighborhood, in Florin Square Shopping Center. In December, the museum hosts a Kwanzaa celebration with local vendors, a drum circle and workshops.

Only food places there are hear are fast food chains. If my family and I want to go yo a quality resturant we have to go to Elk Grove or Downtown Sacramento Area.

One local store is a mexican grocery store named "Mi Rancho" which always has the products my family needs. They have decent, sometimes high, prices however it is near my home and is worth buying there than driving farther for another store.
