Woodside was initially developed from the 1960s through the ‘80s by Sacramento builder Robert Powell with the goal of creating a forested residential enclave. Though originally built as apartments, most units were later converted into low-rise condos and townhouses with terraces and patios surrounded by greenery. Prices for a one- to three-bedroom property range between $150,000 and $450,000, though some newer three-bedroom units added in 2007 often sell for between $650,000 and $750,000. Woodside Homeowners Association has monthly homeowners association fees of about $450. The association fees include trash, insurance, 24-hour security and use of common spaces like the community pool, sauna and tennis courts. Locals report the association has strict rules, especially regarding street parking.On the neighborhood's west side, there is a pocket of single-family homes, including three-bedroom ranch-style homes from the 1960s and ‘70s that range from $700,000 to $950,000. Many apartment complexes surround the community as well, especially on the west side.
Walking to Pavilions Shopping Center and Loehmann’s Plaza
“Local amenities, like shops and restaurants, are within walking distance from the neighborhood,” says Frago. Pavilions Shopping Center, an outdoor mall with flower-lined walkways, is full of clothing boutiques like Madam Butterfly and trendy restaurants like Mikuni at the Oaks, which serves sushi and small plates. Loehmann’s Plaza Shopping Center is anchored by chains like Save Mart and Bath & Body Works. Here, Kostas Greek Tavern is a locally owned market offering gyros, salads, and other quick bites. There are also local bakeries like Grateful Bread, and Temple Coffee Roasters is just outside the community. Howe Avenue is lined with office spaces, apartments and a handful of other small businesses like Twin Peaks sports bar.Magnet schools like Encina Preparatory High
Greer Elementary and Katherine Johnson Middle both earn a C from Niche. The C-plus-rated Encina Preparatory High School, a public magnet school, offers three career technical education pathways: construction technology, dental careers, and education. Mosaic Law Congregation, a conservative Jewish cultural center and temple in Woodside, operates the private Shalom School for kindergarten through Grade 6.Splash pads and playgrounds at Swanston Park
Swimming pools and tennis courts are dotted throughout the community, connected by greenbelts and walking trails. The 10-acre Swanston Park is set on the neighborhood’s north side, with playgrounds, basketball courts, and a sand volleyball court. The park’s splash pad activates in the summer, allowing local kids to cool down during intense heat waves. The American River flows just outside the neighborhood, with lots of paved riverside trails like the American River Bike Trail and the Jedediah Smith Memorial Trail. Howe River Access is less than 3 miles away, on the opposite side of the river, and allows locals to get close enough to the water to fish. Woodside, along with the rest of the Sacramento metro area, is subject to poor air quality year-round.Getting downtown on Fair Oaks Boulevard
Woodside is about 2 miles from U.S. 50 and 3 miles from Interstate 80. Still, commuters don’t need the highway to get to downtown Sacramento; Fair Oaks Boulevard borders the neighborhood on the south and leads 5 miles west, over the American River, to downtown. Sacramento Regional Transit buses stop around the neighborhood's edges, connecting the metro area. Kaiser Permanente Sacramento Medical Center is a little over 2 miles away, and Sacramento International Airport is about 15 miles away.A few miles from the California State Fair
The Cal Expo event space is less than 3 miles away. It hosts large-scale festivals like the week-long California State Fair each August, featuring carnival rides, music, and animal shows. Cal Expo also hosts smaller events throughout the year, including horse races and regional soccer games.
