Sadler stretches from farmland to the shores of Lake Texoma
Sadler stretches over miles of North Texas countryside, from farms to the shores of Lake Texoma. The latter is an 89,000-acre bass fishing lake that’s among the biggest draws to the region. Most of Sadler is remote, and residents often rely on nearby towns for groceries, dining out and employment.
Home prices in Sadler
Houses usually sell from the low $300,000s to the mid-$500,000s. Manufactured homes have recently sold from the low to high $100,000s. The city of Sadler doesn’t levy property taxes, so residents only pay Grayson County property taxes.
Single-family houses and mobile homes may come with large lots
Farmhouses, ranch-style homes and New Traditional designs are scattered across Sadler’s ranches, plains and forests. A few waterfront houses hug the lakefront on the eastern side of Sadler. Mobile homes are common too, especially in the Aloha Gardens subdivision. The median lot measures about three-quarters of an acre, and more than 100 homes come with 5 or more acres of land. These spacious properties may include space for raising livestock, pecan tree groves or large sheds.
The growth of Collin County, located to the south, is gradually spilling over into Grayson County, says Diana Gomez, a Realtor with eXp Realty. “There is a lot of movement between Collin and Grayson County. That means Grayson County has been growing. It has been taking advantage of the growth that has actually been happening in Collin County, and I think the growth will continue moving north.”
A look at the S&S Consolidated Independent School District
The S&S Consolidated Independent School District serves the Sadler and Southmayd. S&S Consolidated Elementary School is in the latter, about 8 miles from Sadler. S&S Consolidated Middle School and S&S Consolidated High School are in Sadler. All three highly rated schools operate on a four-day school week. Students have every Friday off, while staff work one Friday per month.
What there is to do in Sadler
Sadler has a limited number of amenities that nevertheless reflect the character of the rural Texas community:
- Big Mineral Resort & Marina has rentable boat slips and cabins
- Hedges’ Farm is a self-service, cash-only farm stand selling meats, pecans and produce
- Robby’s BBQ & Steakhouse is a family-owned restaurant smoking brisket and ribs
The closest grocery store is Brookshire Brothers in Whitesboro, less than 10 miles away. Big-box retailers such as Walmart, Target and The Home Depot are 25 miles away in Sherman. The nearest hospital is Carrus Health in Sherman.
Commuting to Denison, Sherman for work
There aren’t many employers in Sadler, but it’s within 20 miles of Denison, where 3,500 people work at Texoma Medical Center. Other large employers, such as Tyson Foods and Texas Instruments, operate 25 miles away in Sherman. Those aren’t the only nearby places people can find work, Gomez says. “One of the beauties in the north Dallas [area] is that you find a lot of opportunities everywhere. There are other small cities with different companies and factories.”
Locals typically own cars, and the only public transportation option is the Texoma Area Paratransit System. The point-to-point shuttle service runs in Clay, Cooke, Fannin, Grayson, Montague and Wise counties.
