Sage is a rural community near Temecula in Riverside County. With a population of about 3,500, Sage is characterized by sparse homes and ranches and stretches of open country. Temecula, a regional hub known for its restaurants and wineries, is about 15 miles west of the community. “Sage is definitely country living,” says Kimberly Ingram, Realtor at Allison James Estates & Homes with over 20 years of experience. “Here people can just hop on their horses and ride, and it’s about 30 minutes to the nearest grocery store.” The area has a CAP Index crime score of 1 out of 10, lower than the national average of 4.

Ranches and ranch-style homes with large land parcels in Sage

Perched on rolling hilltops and mountain roads, homes in Sage include 1900s ranch-style homes and 21st-century, single-story New Traditional builds. Scattered among working ranches and active farms, single-family properties start out around $300,000 and can go over $700,000. Many of the older houses have large land parcels, with lots ranging from 1 to over 30 acres. Newer subdivision homes have smaller half-acre yards that are professionally landscaped. Manufactured homes are between $200,000 and approximately $600,000. Larger homes, with private gates, stables, barns and acres of land, can sell from $800,000 to $1.5 million. “I would say on minimum, houses with 5 acres of land is kind of the norm, and people keep horses and barn animals,” Ingram says. “There’s lots of privacy."

Recreation areas in Riverside County

Residents are within 20 miles of state parks and outdoor recreation areas. Sage sits between Lake Skinner Recreation Area and Mount San Jacinto State Park, both of which are recreation hubs that offer many outdoor activities. People can enjoy water sports like sailing and fishing at Diamond Valley Lake and at Lake Skinner Recreation Area, or explore over 50 miles of hiking and equestrian trails at Mount San Jacinto State Park. Simpson Park has sweeping views of the San Jacinto Valley, and McSweeny Park, near Hemet and overlooking Diamond Valley Lake, features a sports field, basketball facilities and a playground. About a block away, Diamond Valley Lake Community Park has an aquatic center, three soccer fields and eight additional sports fields for practices and tournaments.

Prospective schools in Hemet Unified School District

The community is served by Hemet Unified School District. Students may start at McSweeny Elementary School and Diamond Valley Middle School, which have a C-plus and a C grade from Niche, respectively. West Valley High School gets a B-minus and offers the International Baccalaureate Diploma Programme as well as career pathway programs in agriculture, dance, digital media and sports medicine.

Locals can go to the neighboring city of Temecula, about 15 miles away, for shopping and dining. “It’s really the only place to go,” Ingram says. Temecula has a lively food scene, offering global cuisine, bars and wineries. The Goat & Vine serves elevated American fare with a rustic, relaxed interior. Penfold's Cafe & Bakery is a popular breakfast and brunch spot. Texas Lil's Mesquite Grill has BBQ and a mix of American and Mexican entrees, with popular karaoke nights. Reputable wineries such as Wilson Creek and Miramonte Winery are on the outskirts of the city. People also have many grocery options, ranging from Sprouts and Whole Foods to Ralphs and Albertsons. Big-box stores include Target, Walmart and Lowe’s.

Distance to Temecula, Riverside and Ontario International Airport

Many major highways are near Sage, including interstates 215 and 15, as well as California state routes 74 and 79. Riverside is about 50 miles north via I-215, and Ontario International Airport is approximately 65 miles away. Temecula Valley Hospital is 15 miles west in Temecula.

The Sage Harvest Festival is the community’s fall festival, featuring pumpkin patches, food trucks, a local market and live music. Sage Winter Wonderland takes place at Butterfield Stage Ranch with live entertainment and holiday shopping. Temecula Valley Balloon & Wine Festival is known for hot air balloon flights and wine tasting.
