Close to the Atlantic coast, salty sea breezes and sunshine welcome residents home to St Augustine South Shores.
Though situated along the water, the community is not quite on the touristy barrier island or in the historic city where Spain founded North America’s first European settlement in 1565. Instead it’s on the mainland — on the other side of the Matanzas River, forming a wetland bay community where residents can navigate their boats to the ocean or cross the Route 312 bridge to dig their feet in the white sugar sands of St. Augustine Beach.
Located in St. Johns County, the community is divided into two sections: St. Augustine Shores and St. Augustine South. While the former is a residential master-planned development with a homeowners’ association that charges residents $31 per month, St. Augustine South features a diverse mix of housing tracts and a long commercial highway corridor.

Low-cost HOA fees for St. Augustine Shores
Ben Glynn, a local Realtor with Berkshire Hathaway Home Services, says the St. Augustine South Shores area is a well-established community with homes dating back to the 1970s. Particularly in the St. Augustine Shores section, he says the area has been changing in recent years following several years of people flipping older homes or paying top-dollar to settle down. After a significant two-year uptick starting in 2020, the average home value throughout the area has plateaued at about $450,000.
Despite increasing prices, Glynn says the monthly homeowner association fees for St. Augustine Shores are still relatively cheap, and that it doesn’t charge additional capital and maintenance fees like other HOA communities. “They do not have that which is a benefit to a lot of people, so they like that area because you can get a house there and not pay those fees,” he says. “It's a desirable area, and a lot of the homes are reasonably priced.” And while some of the area’s neighborhoods don’t have an HOA, The St. Augustine South Improvement Association works with local property owners and businesses to support the community without charging mandatory fees.
One- or two-bedroom condos sell for $175,000 to $350,000. Contemporary townhouses built in the last 15 years also offer a lower cost of entry for around $300,000 to $400,000. Modest single-family bungalows and ranch-style homes spanning around 1,200 square feet can sell for as low as $170,000. Larger and more modern Mediterranean-style homes framed by tropical palm trees get much more expensive. While a colorful four-bedroom home might sell for around $450,000, a 3,200-square-foot home with a private dock and a spacious porch overlooking the river can reach $1.1 million.

St. Johns County schools rank among the best in Florida
Glynn says many buyers specifically seek out the St. Augustine South Shores community because of its inclusion in the illustrious St. Johns County School District, which Niche has previously ranked as the No. 1 school district in Florida. Students in the community can attend W. Douglas Hartley Elementary. Niche gives it an A rating. From there, they can advance to the Gamble Rogers Middle. Niche gives the schools an A-minus. Teenagers at Pedro Menendez High, which gets a B-minus from Niche, can opt to enroll in an Academy or Program of Interest. Academies provide experience and skills for professional industries such as Architectural and Building Sciences, Healthcare, and Business. Programs of Interest provide academic acceleration opportunities through IB courses and early college pathways.
Pedro Menendez High School is a great school with a 89% graduation rate on the Palm Coast.
Gamble Rodgers Middle School is home to students from Butler and Crescent Beaches.

Numerous shops, restaurants and big box stores along Highway 1
U.S. Highway 1 shapes the backbone of the community, lined by supermarkets, big box retailers, fast-food restaurants, commercial services, car dealerships and the UF Health Flager Hospital campus at the northern end of the community.
Residents to the north can shop at Publix Super Market inside Moultrie Square, while residents in the St. Augustine Shores section are likely to get groceries closer to home at Winn Dixie in the Shores Village shopping center. The community also includes a Walmart Supercenter, but a few local specialty shops along the highway give locals a few more options. In a low-slung strip mall, the Old City Fly Shop supplies anglers with rods and reels to go fishing in the coastal flats, while the family-owned Hagan Ace Hardware store includes an expanded section of kayaks, paddle boards and outdoor apparel.
Those looking for local flavors can find several restaurants nearby. At La Cocina Mexican Restaurant, patrons enjoy smothered burritos and sizzling fajitas while sipping on margaritas inside a colorful dining room adorned with campesino folk art murals. Ned's Southside Kitchen, a neighborhood staple, features an eclectic menu that blends homestyle diner eats, Hispanic cuisines and typical seaside fare. Less than five miles from the historic downtown and the beaches on Anastasia Island, folks in St. Augustine South Shores are just minutes away from popular waterfront restaurants like The Conch House. “It’s pretty laid back. They have live music every Sunday during the day, so there’s a lot of people hanging out listening to music and having a drink or two,” Glynn says. “They also have these bird nests. You climb up some stairs and you’re in like your own tiki hut.”

Boat launches at Shore Drive and Douglas C. Crane Park
Canopy Shores Park and Vaill Point Park, spanning a combined 56 acres, support waterborne activities such as fishing and kayaking. Birdwatching is a common pastime, as visitors can spy on sandpipers, warblers and blue herons in their natural coastal habitats. Young ones scale the rock-climbing wall on the playground while parents and guardians watch from covered pavilions. The community also contains a number of hiking and biking trails when you want to stay active.
So close to the water, many residents own private vessels that they keep parked in their driveways. Locals can launch out at Shore Drive Boat Ramp or Douglas C. Crane Park & Boat Ramp. The Sunshine Bus Company Transit System provides paratransit service and fixed-route bus lines that stop at Walmart, the Flager Hospital and several neighborhood locations. West of the city, Interstate 95 connects St. Augustine to Jacksonville about 50 miles to the north.

Saint Augustine is better to visit then to live. I personal think to get a steady income job you would have to travel to Jacksonville. It is very beautiful in Saint Augustine and The schools system is fantastic.
