Despite the name, Saint Augustine Shores is south of the nation's oldest city and farther inland. Aside from the beloved St. Augustine Shores Golf Club, the area is mostly residential. “It’s all a part of the Saint Augustine scene,” says Vincent Fattizzi, a Realtor with Coldwell Banker Premier Properties who has lived in Saint Augustine for over 25 years. “It’s a relatively short drive to the beaches. And, of course, golf is a main event there because it is the Shores.”
According to the U.S. Census Bureau, the community experienced a nearly 20% increase in population between 2010 and 2020. The expansion echoes the growing developments in St. Johns County. “This is a very established, older community in Saint Augustine,” Fattizzi says. “The homes are typically less expensive and not as large as what’s being built in the north end of the county. It’s more economical for first- and second-time buyers.” Tourism dominates the Saint Augustine area, but education and aerospace industries are also major employers in the region.

Ranch styles and condos in St. Augustine Shores
The area has a median housing price of around $340,000, below national figures. “The Shores have a little bit of everything,” says Andy Smith, a Realtor with Keller Williams Atlantic Partners and long-time St. Augustine resident. “There’s older homes with spacious yards, homes on the golf course and older condos on the water.” Properties from the 20th century are typically concrete ranch-styles found to the north. Many have interior remodeling and exterior renovations. “Saint Augustine Shores has bigger lots relative to newer homes [in the region] and more room between properties,” Smith says. The Villages of Tuscany, to the south, has more recent, New Traditional styles. Near St. Augustine Shores Golf Club are early 21st-century homes and the Fairview condominium community.

Fun at St. Augustine Shores Golf Club and the beach
St. Augustine Shores Golf Club acts as a local hot spot for tee times and private gatherings. "The Riverview Club is a part of the golf club. It hosts several events," Smith says. "It's wonderful for weddings and parties." Canopy Shores Park is the only public, county-run green space inside the area. And, of course, the sandy coastline is about a 10-mile drive away. "Going south on US-1, across State Road 206, puts you right in Crescent Beach where there's miles of shoreline," Fattizzi says.
Heading to St. Augustine for events
Residents are less than 10 miles from regional events in Saint Augustine. "The [Saint Augustine] Amphitheatre is very successful with their concerts," Fattizzi says. "No matter your music taste, they have you covered." Francis Field, an outdoor venue downtown, holds concerts and festivals. "It's surrounded by food all the time. Rhythm and Ribs is an annual event. Not to mention the Seafood Festival and the Greek Festival, but there's so much more," Fattizzi says.

Students attend the St. Johns County School District
The region is a part of the St. Johns County School District, which earns an A rating from Niche. The school system also ranks No. 3 among the best districts in the state. Children are zoned for nearby schools, to the south. The private Flager College, less than 10 miles north, has C-plus from Niche. The college sits inside a historic building and offers degree programs in business and Coastal Environmental Science.
Shopping along US-1
US-1 contains small shopping plazas and casual restaurants like Casa Benedetto's. Most residents head downtown or to the nearby Crescent or Saint Augustine Beaches for waterfront dining and retail centers. However, recent commercial developments will soon bring businesses closer to the community. "Right around US-1, they are building a new shopping center," Smith says. "There's a lot of planning going on between the Shores and Interstate 95, so that area is going to blow up."
Getting around the Shores
Locals take Shores Boulevard to travel the area. The roadway connects to US-1, which brings commuters to downtown Saint Augustine, about 10 miles away. Heavy traffic and limited parking are realities in the city center, especially during events and weekends. Fattizzi says that Flagler Hospital, 5 miles north of Saint Augustine Shores, was recently acquired by the major medical system, UF Health. The nearest Interstate 95 interchange is about 12 miles south. Many head 50 miles to Daytona Beach International Airport for direct flights to major cities on the East Coast.
Crime and weather trends
Crime statistics specific to Saint Augustine Shores are not readily available. According to the Florida Department of Law Enforcement, St. Johns County saw a decline in most reported violent and property crimes in 2021.
Like most of the state, Saint Augustine Shores has mild winters and hot summers. The area has a risk of tidal flooding along the eastern and southern edges. The region experiences hurricanes, which may impact insurance premiums.
