Southside blends charming vintage homes with exciting community events

From quiet, tree-lined streets with century-old homes to lively events, Southside is a diverse St. Cloud neighborhood that appeals to a wide range of homebuyers. "It's an older neighborhood but is turning over to be an area of starter homes for our city. There are lots of parks and schools within walking distance and good public transportation," says Bryce Cash, a St. Cloud native and sales broker with Re/Max Results with over 10 years of experience. "With the pricing of homes, the area has become more desirable for people looking to get their first home." Southside is one of the oldest neighborhoods in the city and primarily features historic houses from the 1800s and apartments from the 1980s and '90s. St. Cloud State University makes up much of the community, making it a popular neighborhood for student housing. The presence of the college contributes to the energy of the area, with sporting events, art fairs and performances constantly bringing people to campus. Combined with nearby recreation sites like Lake George and the Mississippi River, there is always something to do in this historic community.

Century-old houses sit just blocks from the university

Homes in Southside reflect the era of the neighborhood's founding, with Victorian and Craftsman houses making up much of the inventory. Bungalows, cottages and Tudor-style homes are also common, often on shaded streets with mature trees towering above. As one of St. Cloud's earliest neighborhoods, many homes are from the late 1800s and early 1900s. As the university grew, several houses were knocked down to make way for apartment complexes. This development led to the creation of a historic district and zoning restrictions to establish architectural standards for the community. Most houses cost between $100,000 and $300,000. Multifamily investment properties can range from $160,000 to $400,000. While the neighborhood has an overall CAP Index Crime Score of 6 out of 10, certain violent crimes receive a score of 9, significantly higher than the national average of 4.

Year-round activity is available at Southside's scenic parks

Several parks offer plenty of ways to enjoy the outdoors in Southside. Barden Park has been around since 1855, predating the city's founding. This green space is one block of tree-covered grassy area with a playground and small concert stage that hosts performances by the St. Cloud Municipal Band. Lake George/Eastman Park is a 12-acre site just west of the neighborhood, with a lake available for paddleboat rentals in the summer and ice skating in the winter. The park also has walking trails, a playground and a concert area. Nature lovers can enjoy a stroll or a bike ride along the Mississippi River on the Beaver Island Trail, a paved multiuse path that leads north to downtown or south to River Bluffs Regional Park. "It gets used quite heavily during the summer. The beauty of being by the river is kind of a selling point for St. Cloud," Cash says.

Southside offers education from pre-K to grad school

Talahi Community School serves prekindergarten through third grade, while Lincoln Elementary School covers fourth and fifth grades. Each receives a C rating from Niche. South Junior High School gets a C-plus, and Technical High School earns a B. The high school enrolls around 1,500 students and offers several ways to earn college credit, plus dual language immersion programs. St. Cloud State University is on the neighborhood's east side, on the banks of the Mississippi River. The university has around 10,000 students and is known for its business, nursing, education and engineering programs.

Annual events bring excitement to Southside

Constant city and university events keep the neighborhood lively. Summertime by George is an annual concert series hosted by the Rotary Club at Lake George. "It's a really cool event. They've got a free concert, and there's a village of vendors, food trucks and local craftsmen," says Chris Hauck, a sales associate at Coldwell Banker who has sold dozens of homes in Southside. The city hosts the four-day Granite City Days festival each June, with events around town. The university campus is home to several of these events, including the Lemonade Concert and Art Fair, which features live music, art, crafts and food. Sports are also a big part of university life, especially the hockey team. The Huskies play at the 6,000-seat Herb Brooks National Hockey Center and have a history of success, making 17 appearances in the NCAA Tournament.

Southside offers several ways to get around St. Cloud

Proximity to downtown and Lake George combined with ample sidewalks make Southside a walkable community. Thoroughfares like Second Street, University Drive and Ninth Avenue offer convenient drives throughout St. Cloud. Metro Bus routes in the neighborhood provide public transit to nearly every corner of the city.

Downtown's dining scene is a short walk away

Southside is just south of downtown St. Cloud, with a broad mix of dining options and locally owned restaurants. Cash recommends Dolsie's Lunch Box Grille, a casual spot serving sandwiches and bar food. The White Horse Restaurant & Bar offers relaxed dining in a slightly upscale environment, with a menu of pub food and craft beer. Groceries are available at the nearby Coborn's on Cooper Avenue. More shopping is just west of the neighborhood, including Costco, Walmart and the Crossroads Center mall.

The city of Saint Cloud has a great sense of community. The residents of the city are happy to help support local business and choose to eat at local businesses like Val's rather than maybe McDonald's.
