Community origins and home prices
The area’s residential pockets have winding, hilly streets lined with mature evergreens and dense vegetation, with most homes built between the 1940s and early 1990s. “Angwin began as a Seventh Day Adventist community,” says Alison Christianson, a Napa-area Realtor with Compass Real Estate. “But it has shifted into more of a Napa bedroom community with people from all walks of life. You can find really large, remote properties and you’re around 1,500 feet above the valley floor, so there’s a beautiful breeze and a foothills-like atmosphere with tall pine trees.”
Ranch-style homes, bungalows and mid-century modern houses are common, with square footage varying widely. Near the center of town, properties range from a quarter acre to 1 acre, while the surrounding hills are dotted with multi-acre lots. The median sales price in Angwin is $1.1 million, which is higher than the Napa County median, and significantly higher than the California median of roughly $850,000. Homes start in the mid $500,000s and reach up to $1.7 million, with high-end houses featuring modern upgrades, expansive lots and valley views. “It can take a bit longer for homes to sell in Angwin because the area just gets less traffic,” says Christianson. “But people really like the remote feel. There’s something magical about it. It almost feels like you’re in the hills of Auburn.”

Public schools and Pacific Union College
Kindergarten through eighth-grade students can attend the highly rated Howell Mountain Elementary School. Older students can head a few miles south to attend St. Helena High School. Pacific Union College Preparatory School is a private high school option known for its small class sizes, high graduation rate and faith-based learning.
The private Pacific Union College (PUC) is one of the town’s largest employers and has a student body of around 1,000 undergraduate students. The Seventh Day Adventist school is a liberal arts college with a robust nursing and emergency management program.
Howell Mountain Elementary is a public elementary and middle school.
St Helena High School is located in St Helena.

Nearby recreation and a small selection of amenities
The forested mountainside surrounding Angwin has scenic trails and protected natural areas. La Posadas State Forest is common among hikers and mountain bikers, with over a dozen miles of single-track trails. Linda Falls is a popular swimming and picnicking destination, with a 2-mile hike leading to a 30-foot waterfall.
While the community is largely residential, apart from PUC, there is a handful of businesses and amenities in town, including a gas station, a bank and a fire station. Howell Mountain Market has a small selection of groceries and household goods. While some of the area’s vineyards also have food offerings, most residents will head to the nearby town of Saint Helena for a meal out.
The Model Bakery serves pastries and coffee.
Gott’s is known for its quick-service burgers.
The Charter Oak Restaurant offers high-end West Coast fare.
“There’s also the Adventist Health St Helena hospital close by, which is a big plus,” Christianson says. “It’s the main hospital and is widely respected in the upper valley.”
The Pacific Union College Experimental Forest has many trails open for the public to enjoy in Angwin.

Angwin-area wineries
There are dozens of wineries within a 20-minute drive of Angwin, with many close by that are popular for their Cabernet Sauvignons. ADAMVS has a small tasting room and hosts private estate tours. Rombauer Vineyards has been serving the area for over 50 years, with over 30 unique wines. Every June, the Howell Mountain Vinters & Growers Association hosts Taste of Howell Mountain, offering tastings with over 50 wineries from the area, food pairings and a silent auction.
Angwin wine country is prevalent with CADE Estate Winery and tasting room on the way into town.

Driving to Napa and surrounding cities
Napa is around 40 minutes south via Deer Park Road and Silverado Trail. The Vine operates bus routes across the valley, with the Up Valley Connector spanning from St Helena to Napa Valley College. Santa Rosa is roughly 50 minutes away and it takes around an hour and a half to get to San Francisco.
Angwin is located 8 miles from St. Helena across Silverado Trail up Deer Park Road.
The Vine bus can be found throughout Angwin with stops at the Napa Valley College.
