Despite its proximity to the Lake Michigan shoreline, Vineland feels much more like a midwestern suburb than it does a coastal community. “It is near Lake Michigan, and it does get very busy in the summer, but it’s not really a beach town,” says Real Estate Agent Joy Schwarting of Century 21 Affiliated, who has over 5 years of experience in the area. “There’s no short-term rental in Vineland, so mostly people have their main homes here. There are a lot of people who work from home, so this is a good place for them.” While quick access to major highways ensures residents are always connected to shopping amenities and to the lakeshore, the quiet residential streets of Vineland provide a welcome, quiet retreat from the summer tourist rush.

Modern construction and midcentury homes sit side by side in Vineland

The suburban streets of Vineland weave through tall, shady trees and are lined with a hearty mix of home styles. “There’s been a mix of more traditional Colonial homes and new construction,” Schwarting says. Minimalist cottages, ranch-style homes and midcentury split-levels can cost anywhere from $165,000 to $525,000, depending on home and lot size and renovation status. Larger Modern Traditional constructions, generally built between 1990 and 2010, range in price from $525,000 to $890,000. The largest properties, which often feature private docks with access to the St. Joseph River, can cost $2 million or more. Vineland has a CAP Index Crime score of 2, lower than the national average of 4.

Residents can launch boats at Riverview Park

Residents can head to Riverview Park to stroll along the banks of the St. Joseph River or launch boats from the public ramp. Maiden Lane Community Park features a small playground and several wide-open multipurpose athletic fields. The Garden Ice Arena hosts multiple events throughout the year, including stick-and-puck sessions for developing hockey players and ice bumper cars.

Well-regarded public schools and a highly-rated Catholic alternative

Vineland children are zoned to attend EP Clarke Elementary School, which earns a B-plus from Niche. Students then proceed to Upton Middle, rated A. St. Joseph High, the only public high school in the area, also scores an A. Niles Road and Interstate 94 are the quickest ways to get around

Residents of Vineland enjoy access to multiple commuter thruways. “Interstate 94 is the closest highway,” Schwarting says. “That’s the quickest way to get to places like Kalamazoo and Chicago.” Niles Road, which cuts diagonally through the center of the area, provides the most direct route to South Bend, Indiana. This road also runs north and becomes Main Street in St. Joseph.

The commercial footprint of Vineland is quite small, and the nearby town is not much larger. “St. Joseph is a small town, so there’s not really a lot of shopping options outside of Main Street,” Schwarting says. “South Bend, Indiana, is actually one of the closest shopping malls. Within Vineland itself, there are no shopping malls, just a few grocery stores.” Roger’s Foodland on Hollywood Road is one of the closest area supermarkets, although the Martin’s Super Market on Cleveland Avenue is also available. The Meijer in Stevensville is the nearest big-box retailer. Downtown St. Joseph is home to several local eateries, including Silver Harbor Brewing Company.
