Small riverside neighborhood near Downtown Saint Louis
Once a community of riverboat workers along the Mississippi River, Marine Villa is a Saint Louis neighborhood transforming its industrial bones. Four miles south of Downtown, this community is gaining recognition for its homeownership opportunities and proximity to acclaimed food and commerce. “It’s a ‘between area’ that’s relatively quiet with not a lot of street traffic,” says Justin Strohm, a Circa Properties broker who has lived in the city since 2003. Marine Villa’s homes are concentrated on the north and west sides of the community, with Interstate 55 separating them from the Mississippi River bluffs. Buyers will find ample properties fit for renovation among the brick townhouses, Second Empire designs and flounders, which are one-and-a-half-story homes with slanted roofs. Prices can start around $100,000 but can be less for a home in need of major repair or go up to $330,000 for a turnkey.

Art galleries, restaurants, boutiques and a cat café
Something to see, taste or listen to is just blocks away here. The acclaimed Sump Coffee, adorned with bearded skulls and a wood-paneled coffee bar, is a hip spot for an espresso. A new book can be found by perusing the shelves at Hammond’s Antiques & Books, while locals love to interact with the free-roaming cats at the Cheshire Grin Cat Cafe. A crucial piece of the neighborhood’s industrial history rests on its northeast side, the former Lemp Brewery. Nonoperational since Prohibition, its cavernous warehouses and industrial buildings have been repurposed into a business park. For dinner, locals recommend reservations for Sister Cities Cajun, a popular Creole-inspired eatery serving seafood gumbo and fried catfish in its cozy dining room and spacious covered patio. Several bars and venues like Irish Corner Pub, 'ssippi wine bar and Fortune Teller Bar offer nightlife. Musicians, local and national, entertain audiences at Off Broadway. When it’s time to stock up on the essentials, residents head to Save A Lot or Schnucks South City.

Sitting close together in rows along quiet blocks, homes here were mostly built in the 19th and early 20th centuries. Tall Second Empire designs and skinny townhouses tower over small brick bungalows with one-and-a-half-story flounders sporadically wedged in. Flounders, easy to spot with their sloped shed roofs, are rare home types in most cities, but they’re particularly common in St. Louis. While many homes have historic facades, the interiors showcase modern, rehabilitated finishings, a byproduct of recent interest from investors and full-time residents drawn to the area’s home prices. A renovated three-bedroom home is attainable between the mid $200,000s and the low $300,000s, says Colwell Banker Realty agent Stephanie Nelson-Pondrom. Similar properties in neighboring Benton Park have price tags in the $400,000s. Marine Villa boasts another advantage for home renovators: “It’s not an official historic district. If you want some interesting properties outside the historic restrictions, you still have the historical properties there, but you don’t have to go through quite the same number of meetings,” says Nelson-Pondrom, who’s also a longtime St. Louis area resident.

Several parks within minutes of Marine Villa
Residents can take in the fresh air at Benton Park. A network of concrete walking paths shaded by mature trees lead to its stone and brick bridge where residents try to reel in catfish or sunfish in the lake below. Tennis courts and a playground await on the other side. Marquette Park is a popular spot for both indoor and outdoor recreation with a pool and a futsal court that doubles as a piece of art. For a quick trip to the playground, families head to Cherokee Park.

Public Transportation
With sidewalks on every street, this neighborhood is very walkable. Broadway has dedicated bike lanes, while Jefferson Avenue and Cherokee Street are bike-friendly. Those same streets are lined with MetroBus stops, making it easy to catch a ride to Downtown St. Louis 4 miles away. Street parking is ample and the neighborhood has easy access to Interstate 55. For out-of-town trips, Lambert-St. Louis International is an 18-mile drive via Interstate 55 and I-70.

An elementary school with a 125-year history
In 1899, when steamboats frequently chugged up and down the Mississippi, Monroe Elementary opened in the neighborhood. To this day, the school teaches Marine Villa students from its math- and reading-focused curriculum, earning a D-plus grade from Niche. From there, students can attend Long Middle School and Roosevelt High School, both with C-minus ratings. There are several alternative options for families, including KIPP Wonder Academy, a charter school sponsored by Washington University in St. Louis.
