Methodist Hospital brings buyers to this family-friendly neighborhood

Named the best regional hospital by the U.S. News & World Report for 2023-24, Methodist Hospital is the focal point of Brooklawns and the driving force behind the demand in its real estate market. Property in Brooklawns is about half industrial, 25% health care and less than 15% residential, so those who can grab one of the neighborhood’s sought-after single-family homes tend to act fast. Not only do these residents get to live close to work, they live close to parks, restaurants and downtown, and their children attend highly rated schools. These elements make the area well-suited to families; many stay for generations. “A lot of people who grow up in St. Louis Park find their way back as adults because of the community feel,” says Realtor Gary Metchnek, who’s sold in the Twin Cities for over 20 years.

Proximity to downtown and employers

Proximity to employers and other area resources is a driving factor bringing buyers to the Brooklawns market. “There’s a number of places to work there, like the hospital, and there’s quite a bit of commercial space in that area,” says Realtor Joel Friday, who’s sold in the Twin Cities for nearly 20 years. “It’s close to downtown and really close to the lakes in Minneapolis.” From Brooklawns, residents can get to downtown Minneapolis in less than 15 minutes and to the Minneapolis-Saint Paul International Airport in under 30. Bus routes run along Excelsior Boulevard, connecting Brooklawns to the broader Twin Cities.

A longstanding local bar and craft cocktails from neighborhood distilleries

Serving the Twin Cities since 1933, Bunny’s Bar & Grill is the neighborhood’s longtime hangout for locals to grab happy hour drinks and watch sports on weekends. For a more elevated experience, residents head to Copperwing Distillery or The Dampfwerk Distillery’s cocktail bars, both of which serve cocktails crafted with house-distilled spirits. Across Excelsior, the gluten-free bakery Hold The Wheat is where locals pick up a pastry in the morning or desserts for special occasions. The nearest grocery store is the Fresh Thyme Market, about a mile down Excelsior, and residents can do additional retail shopping at the nearby Target and Half Price Books. Brooklawns is also home to Solsta Spins, a locally owned record store.

Saturdays on the green

Just south of Brooklawns, Meadowbrook Park is an open green space along Meadowbrook Lake where residents go to catch a quiet moment in nature or enjoy sunsets in the evening. Its adjacent Meadowbrook Golf Club is a public course, allowing any resident to practice their swing. North of the neighborhood, families spend Saturdays at Louisiana Oaks Park, where kids play soccer games and fly kites on open fields. The park offers trails for walkers and joggers and a pond for those who’d like to feed the ducks. In the winter, an elaborate light display across the park attracts visitors from all over.

Midcentury housing in a fast-moving market

Brooklawns was developed as part of a postwar housing boom, so most of its residential properties were built in the 1940s and 1950s. Because of this, ranch-style homes and bungalows are common. Housing makes up less than 15% of real estate in Brooklawns, so the market is very limited. Homes here sell faster than the national average — after 26 days rather than 42 — so interested buyers should move quickly. “Almost everything that’s in decent shape and well-priced is going to get multiple offers – as a Realtor, there’s almost no place I’d rather list a property,” Metchnek says. Prices in Brooklawns start around $375,000 for a three-bedroom bungalow and get as high as $700,000 for a fully renovated four-bedroom home. Generally, buyers should expect to spend around $400,000 to $500,000.

Celebrating summer and an annual art fair

Every year, St. Louis Park kicks off summer with the St. Louis Park Parktacular, a multi-day festival with events like a pool party, parade and concert in Wolfe Park. In September, the city gathers at the Recreation Outdoor Center for the SLP Art Fair, where local artists sell their work while patrons enjoy food trucks and live entertainment.
