The suburban trifecta of St. Louis Park
Situated along Highway 100, Triangle is a classic Minneapolis suburb with a trifecta of amenities: a highly rated school district, lakeside recreation and quick 8-mile commutes into downtown Minneapolis. “Cedar Lake, Lake of the Isles and Bde Maka Ska are three of the city’s most popular recreational lakes, and they’re all directly adjacent,” says local Realtor Gary Metchnek of Edina Realty. Aside from kayaking on The Chain of Lakes and visiting the Historic Lilac Park, locals enjoy a community-oriented feel maintained by neighborhood landmarks like St. Louis Park City Hall and the St. Louis Park Police Department that upkeep peace and safety within the community. One of the older neighborhoods in St. Louis Park, the majority of the homes were constructed around 1937, predating the post-World War II construction boom that affected much of the surrounding area. The neighborhood attracts young families and Minneapolis commuters who take advantage of the low-entry pricing. With immediate access to U.S. Interstate 394, day trips into the Twin Cities are accessible within a 20-minute drive.

Minimal traditionals and multi-family condos
The Triangle housing market is highly competitive due to its limited inventory of just over 1,000 housing units—only 10% of which are single-family homes. There are a handful of condos and multi-unit dwellings, but the neighborhood is primarily made up of renters. Aside from limited inventory, homes here are priced lower than the average listings in the Minneapolis Metro Area. “It’s traditionally a first-time buyer capital,” says long-time Realtor Susan Melbye with Edina Realty. “People want to buy their second homes here too because they outgrow the 1940s rambler but still want to stick around for the schools.” With a median sales price of $270,000, homes in Triangle range from the low $100,000s to $300,000 for a multi-family condo or duplex, while single-family minimal traditionals and prairie styles go from $300,000 to upwards of $500,000. Homes here often feature detached garages and are fronted by mid-sized lawns.

High-marks at St. Louis Park Public Schools
Students in Triangle can attend schools like Susan Lindgren Elementary, St. Louis Park Middle and St. Louis Park High School, which have earned ratings of B-plus, B and A-minus from the educational review site, Niche. Susan Lindgren Elementary offers a student-teacher ratio of 14:1, which is better than the national average of 17:1. The Historic Lilac Way along Highway 100
Some Triangle residents are within walking distance of Carpenter Park, which features baseball fields, a skate park and open greenery for picnicking during the warmer months. Neighbors can catch a glimpse of one of only two remaining beehive-shaped limestone fireplaces in the entire US at Lilac Park, known as the Historic Lilac Way along Highway 100 — a 12.5-mile freeway built during the Great Depression that was lined with over 7,000 lilac plants in the 1930s.
