Northern Hayden Heights offers relatively low home prices
Northern Hayden Heights is a primarily residential community in the Greater East Side district of St. Paul. The neighborhood was developed in the early to mid-1900s to provide housing for blue-collar workers, and many of the original homes still stand. “It appeals to first-time homebuyers because of the price point,” says Matthew Kennedy, a Realtor with LPT Realty who has lived in the St. Paul area since 2013. Community parks and a paved bike trail provide recreation within the neighborhood, and dining options are within a short drive.
The far eastern edge of Northern Hayden Heights was once the Hillcrest Golf Course. It is now being developed into a master-planned community called The Heights that aims to increase job density and affordable housing options. Homes and businesses in The Heights will use geothermal energy for heating and cooling.

Mostly midcentury homes with grassy front lawns
To the west of Furness Parkway, houses rest close together behind tree-lined sidewalks and grassy front lawns. Most have fenced backyards that border alleyways. On-street parking is common, though some homeowners park in detached garages that face the alleys. East of Furness Parkway, houses tend to be set farther back from the road at the end of private driveways. Home ages span a range between the early 1900s and the early 2000s, but according to Kennedy, most were built in the 1950s. Buyers may find a mix of Cape Cod, Colonial Revival and ranch-style houses, some with finished basements that provide additional living space. Listings generally fall between $150,000 and $350,000. The median price for a single-family home in greater St. Paul is around $330,000. A mix of townhouses, single-family homes and apartments is planned for The Heights development.

Trails and a recreation center, plus nearby Lake Phalen
In the western portion of the community, many homes are within walking distance of the Hayden Heights Recreation Center, which has an indoor gym and game room, as well as a large green space with sports fields and courts. Residents also use the tree-shaded bike trail that runs down the middle of the Furness Parkway. The Aldrich Ice Arena and the 18-hole Goodrich Golf Course are just a few blocks north of the community. Kennedy says that Lake Phalen, about 2 miles west, is a very popular recreation area. “It’s very scenic — people go there and walk the trails or sail the lake from end to end. You can sometimes see swans or pelicans, and there are butterfly gardens along the edges,” he says.
Phalen Regional Park features a swimming beach with plenty of sand to sprawl out.
Local runners can be seen running along the trails at Furness Park.

Community, magnet and private schools
Children can learn through Saint Paul Public Schools, a district that earns a B-minus on Niche and offers school choice. Students may attend nearby community schools or apply for out-of-area and magnet schools. The Heights Community School earns a C-plus on Niche, Battle Creek Middle School gets a C and Johnson Senior High School receives a B-minus.
Magnet school options include Txuj Ci Hmong Language and Culture Upper Campus, which is not yet rated on Niche. At Txuj Ci, in addition to core subjects, students learn the Hmong language and are exposed to Hmong cultural traditions. Another choice is the C-rated Hazel Park Preparatory Academy, a kindergarten through eighth-grade International Baccalaureate World School. Some parents opt to send their children to private schools, including Mounds Park Academy, which serves prekindergarten through 12th grade and earns an A-plus on Niche.

Dining along White Bear Avenue and shopping a few miles away
Strip malls line White Bear Avenue, a main thoroughfare that runs along the western edge of the neighborhood. The avenue is home to chain restaurants, such as White Castle, as well as locally owned bakeries and delis that serve Guatemalan, Thai and African food.
Cub and Aldi are within a 2-mile drive, and the Maplewood Mall is about 4 miles north. Residents can also explore Hmong Village, an indoor Asian market located less than 3 miles southwest. “It’s such an interesting place to go. There are vendors selling clothing, dishes and food. I always tell people — don’t go on the weekends. It’s kind of like Black Friday. The parking lot is cram packed,” Kennedy says.
Grocery stores like Cub and Aldi are within a 2-mile drive of North Hayden Heights.
Maplewood Mall is about 4 miles north of North Hayden Heights.

Northern Hayden Heights has bus and car travel options
Metro Transit buses stop along the edge of the community, and riders can connect with light rail and commuter trains to travel throughout the Twin Cities. “There’s plenty of public transportation, but the vast majority of people have cars,” Kennedy says. Drivers often travel along White Bear Avenue or McKnight Road to link up with nearby highways and interstates.
Emergency care is available at M Health Fairview St. John's Hospital, about 5 miles north, and the Minneapolis-St. Paul International Airport is approximately 15 miles southwest.
Working to improve air quality
Some residents of the Greater East Side have expressed concerns over air pollution caused by Northern Iron, located about 3 miles west of the neighborhood. The Minnesota Pollution Control Agency is working with the county courts to try to enforce emission standards.
