Lavish homes fill Summit Hill, a Saint Paul community near Downtown. You can walk from your house to one of the many shops and restaurants along Grand Avenue. Options range from fine-dining establishments to more casual spots. Residents spend hours outside at the Linwood Recreation Center. The community’s central location means you are less than 5 miles from downtown Saint Paul and 10 miles from downtown Minneapolis.

Large, historic homes can cost upwards of $2 million

Summit Hill’s tree-lined streets have an array of homes from the late 19th and early 20th centuries that are between 1,600 and 10,000 square feet. “Because the homes are so grandiose, you’re going to get a lot of character,” says Yvonne Hanson, Realtor with Re/Max Results and a lifelong Saint Paul resident. “There’s a lot of woodwork. You may or may not have updated kitchens and baths, but if they are, they’re generally restored with the legacy of the home in mind.” Architectural styles in the neighborhood include, but are not limited to, Tudor Revivals, Queen Annes, Craftsman and Victorian-era homes. Residents park in driveways and detached garages along the neighborhood’s back alleys. Even with such large homes, lot sizes are typically less than a quarter of an acre. “It’s a cohesive neighborhood,” Hanson says. “Because the homes are close in proximity, you’re very close to your neighbors.”

Prices vary greatly depending on size, but the median single-family home price is in the high $600,000s, which is higher than in surrounding neighborhoods like Macalester-Groveland and Summit Hill. If you’re looking for something 3,000 square feet or smaller, you can expect to pay between the mid-$400,000s and the mid-$700,000s. Anything larger can range from the high $700,000s to over $2 million. “You’re going to get a higher price value in the Crocus Hill area,” Hanson says.

Brownstone condos are also available

Besides single-family homes, you can find plenty of condos and apartments in Summit Hill. Early-1900s brownstone row houses, divided into one-level units, make up the older condos and often come with front patios or porches. “You’ll have hardwood floors and brick interiors,” Hanson says. Another common feature is fireplaces, many of which are still working. Newer complexes are from the 1980s.

Over 60% of the residents rent, but there are still many opportunities to own. Smaller units typically cost between the low $100,000s and the high $600,000s, while anything over 2,000 square feet generally ranges from the low $700,000s to over $1.2 million. Monthly HOA fees, which cover tasks like lawn care, maintenance and snow removal, can range from the mid-$200s to the low $900s.

Students attend highly rated public schools in St. Paul

As part of the Saint Paul Public School District, families apply to their preferred schools rather than being assigned one. Priority enrollment is given to students based on factors like interest in magnet programs. Nearby options include the highly rated Central Senior High School, which has German and Chinese language immersion programs. Saint Thomas More Catholic School is also in the neighborhood and offers prekindergarten through eighth grade.

Grand Avenue has a collection of local eateries

You can walk to one of the many restaurants, cafes and bars along Grand Avenue, where vibes range from cozy cafes to fine-dining establishments. This is just a taste of what’s available:

  • The Lexington, a high-end restaurant that opened in 1935
  • Cafe Latte, a family-owned cafe with fresh pastries and comfort food
  • Hyacinth, which has a menu of Mediterranean and Italian dishes
  • Iron Ranger, a bar and restaurant with craft cocktails and beer on tap
  • Bread & Chocolate, a bakery and coffee shop
There are also plenty of shops, like the Red Balloon Bookshop, and grocery options like Golden Fig Fine Foods. After dinner, you can catch a movie at the Grandview Theatre in Mac-Groveland.

Linwood Recreation center and private clubs offer amenities

“Linwood Recreation Center is the cornerstone park for that neighborhood,” Hanson says. Here, you can:

  • Work out at the fitness center
  • Bring your kids to the playground
  • Play a pick-up game at the basketball court
  • Spend your winter on the ice-skating rink
  • Walk your dog along the paved paths
Many residents have memberships at the Saint Paul Tennis Club, which has tennis courts and a swimming pool. “There’s a long line of waitlists to get into that club because it’s so highly regarded,” Hanson says. The University Club is another private club with social events, restaurants and recreational amenities.

Residents walk around Summit Hill and drive across the Twin Cities

Summit Hill, like the rest of the city, is walkable. “Any time you talk about Saint Paul in general, you have to talk about the walkability,” Hanson says. Interstate 35 East borders the neighborhood and connects with Interstate 94. Downtown Saint Paul is about 10 minutes away, while downtown Minneapolis is about a 15-minute drive. “Crocus Hill is on the bus line, so you can get to either downtown fairly easily using the bus, but people in that area tend to use their own vehicles,” Hanson says.
