Various house styles and lifestyles
The neighborhood’s southern border, between Bangs and Pelandale avenues, is Modesto's final stretch of suburbia. Here, two-story Mediterranean homes and Spanish Revivals sit side-by-side on well-landscaped yards behind sidewalks in cul-de-sacs. Further north, homes become less common, with occasional one-story, ranch-style homes on flat lots spanning over an acre. Homes here are in a rural space surrounded by neighboring farms and almond blossom orchards as the road weaves between patches of forest. Homes typically cost between $300,000 - $800,000. A three-bedroom, ranch-style home can be sold for between $325,000 and $650,000, while a four-bedroom bungalow can be listed for $500,000 to $800,000. Private five-bedroom Mediterranean estates on multiple acres can be priced as high as $1.1 million, and a 10-acre plot of land on Kiernan Avenue costs around $2.2 million. With a weathered basketball court, Dragoo Park offers an ideal setting for a friendly game of pick-up hoops. The playground and picnic tables invite families to spend the afternoon outdoors, as the park is centrally located between the neighborhoods on Grecian Avenue, a fitting name due to the Mediterranean-style houses by the park.
