Spending the day at the lagoon
Mirada Lagoon is the neighborhood's most popular amenity, a 15-acre getaway with shimmering blue waters and sandy shores packed with family fun. "I come home and go straight to the lagoon," Gartzke says. "My son goes on the water slide and I can be working from the bar with a margarita." Paddleboards and kayaks are available to rent, and beach chairs are free to lounge in. Other highlights include an inflatable obstacle course, a splash park and food trucks. The neighborhood also has playgrounds and walking trails, including the Mirada Nature Trail, which passes by a dog park. "You can see birds and ponds with fish," Gartzke says. Folks in the 55-plus community have exclusive access to a pool, fitness center and courts for pickleball, tennis and bocce. Along Florida State Road 52, there's a Publix and a handful of small businesses. "We have UPS, restaurants, grooming and nail salons," Gartzke says. Tasty Tokyo serves sushi and hibachi, while The Hungry Greek offers gyro pitas, falafel and other Mediterranean dishes. "All their salads are amazing," Gartzke says. A mile away, there are more restaurants along Curley Street, including Pancho's Villa Mexican Restaurant, with favorites like tamales, fried avocado tacos and sizzling steak fajitas. Mirada offers a diverse range of 21st-century housing set along sidewalk-lined streets in planned subdivisions. "The majority are single-family homes, townhouses and villas — two houses in one lot," Gartzke says. "The monthly HOA is around $80, and that comes with internet and cable; it's $120 with the lagoon fee." Homes in the gated, 55-plus Medley at Mirada have homeowners association fees ranging from about $425 to $475, which go toward private amenities and community upkeep. Single-family homes are generally new traditional or contemporary ranch-style with clean, symmetrical lines, covered entryways and occasional details like stone accenting or board-and-batten shutters, depending on the subdivision. Common features include attached garages, covered patios and small lawns or rock gardens with succulents. Prices for these homes typically range from $300,000 to $800,000, depending on a home's size and features. Townhomes are generally smaller, with simple stucco facades, attached garages and rear porches; their prices range from $230,000 to $300,000. There are also a handful of larger Mediterranean-inspired homes with desirable features like multi-car garages, private pools and balconies. Florida State Route 52 borders the neighborhood, offering easy access to Tampa, 33 miles southwest. "The commute is very simple. We're out of the chaos of Tampa's traffic," Gartzke says. Residential streets are sidewalk-lined and bike-friendly, and golf carts are popular around the neighborhood. Pasco County Public Transportation buses stop about 5 miles away in Wesley Chapel. Mirada is part of the Pasco County School District, rated B-plus overall by Niche. Local kids may start at the B-minus-rated San Antonio Elementary before moving to the C-plus-rated Pasco Middle. Every day, there's a happy hour at the lagoon, and each week is packed with different social events. "They have bingo, trivia, karaoke, bubble night — that's what I call resort style," Gartzke says. Most events, like Movies on the Turf, bingo and karaoke, are open to the public, but there are a handful of resident-only events, like fitness classes, trivia and cigar nights with live music. Seasonal traditions include an Easter egg hunt, a Halloween golf cart parade with trunk-or-treating and photo-ops with Santa and the Grinch in December.
