Established San Bernardino neighborhood with a variety of housing styles
La Plaza is made up of detached single-family houses, duplexes and a scattering of apartment complexes. Some duplexes have been further subdivided into apartments, while other houses have had their interiors remodeled. Spanish Colonial-inspired homes, ranch-style houses and other traditional designs with minimal ornamentation are prevalent along the neighborhood’s grid-pattern roadways. Many of the homes were built in the 1930s and are typically smaller than average, with two or three bedrooms tucked into less than 1,100 square feet. “People come to work in San Bernadino, and first-time homebuyers are looking for houses right now. Most of the houses are occupied, with very few vacancies,” says Gracie Lopez, a Realtor with eXp Realty of California with over 30 years of real estate experience. “The prices are rising, and houses that were $300,000 are now in the $400,000 to $500,000 range.”

Built in 1945, two-acre La Plaza Park features open space for playing, a gazebo for resting, and a playground with benches for caregivers. A few picnic tables and barbecue grills are also available. Nearby, Encanto Park covers almost nine acres. The green space has softball diamonds and handball courts, as well as a playground area and picnic shelters. For another type of recreation, the Villasenor Public Library offers a monthly selection of bilingual story times, community movie nights and board game tournaments.

Centrally located area near highway interchanges and public transit
The neighborhood is primarily bounded by the 215 Freeway, 5th Street and historic Route 66, or North Mount Vernon Avenue as it's known locally. Ninth Street bisects La Plaza, which is close to the 210 Freeway and State Route 259. Los Angeles lies 60 miles west on the Ten Freeway, while the San Bernardino International Airport is just four miles from La Plaza. The community is also two miles from the Dignity Health – Community Hospital of San Bernardino. Public transportation is never far away, either. Bus stops are found in and around the neighborhood, which rests two miles from the San Bernardino Depot, a transportation hub with bus and train connections throughout the city and the greater valley. Sidewalks run through much of the area, making traveling by foot or with a mobility device easier.

Environmental factors and crime
La Plaza, just like the rest of San Bernardino County, has a high likelihood of earthquakes, landslides and wildfires. Earthquakes along the San Andreas and San Jacinto fault lines generally cause the most damage; however, flash flooding and “fire season” are costly in the area, too. To mitigate these risks, the city of San Bernardino has enacted measures to keep people and infrastructure, like the water system, safe. The city is installing seismic shut-off valves and booster pumps to protect the water supply after an earthquake. Concrete diversion walls are being built to divert flood waters, and keeping debris away from municipal facilities helps prevent damage during wildfires. The neighborhood also has a higher crime risk than the national average, with a 6 out of 10 CAP Index score. “People who buy here generally know the area and are willing to be tough-skinned,” says Lopez. La Plaza is 1.2 miles from two police stations, and the department attends at least 300 community events each year to build strong connections with the people of San Bernardino.
