A centrally located downtown suburb
About 2 miles north of downtown San Bernardino and 60 miles west of Los Angeles, Perris Hills is an established suburb with easy access to shopping, dining and two major freeways, Route 210 and Interstate 215. The neighborhood and its sprawling namesake Perris Hills Park are named for Fred T. Perris, chief engineer of the California Southern Railway and an early 1900s resident of San Bernardino. The mostly midcentury homes here are popular with investors, the Dignity Health St. Bernardine Medical Center is right in the neighborhood, and on Sundays, many residents gather at the Christian & Missionary Alliance Church for services in both English and Spanish.

Homes in the $400,000 range
Perris Hills' residential streets are laid out in a grid and lined with narrow sidewalks; the San Bernardino Mountains rise to the east, and grassy foothills can be seen to the northwest. Most homes here are single-family ranch-style, built between 1940 and 1949, with wide bay windows, and exteriors of stone, brick, stucco or vinyl siding. These two-to-four-bedroom homes range from $415,000 to $475,000, depending on their size, renovations and most importantly, their location. “The neighborhood changes from block-to-block," says Keller Williams Realtor Eileen Wilcott, an Inland Empire resident with 20 years of real estate experience. "You might have a home on a quiet block, or you might be next to a notoriously noisy home. This is why you’ll find three-bedroom homes with the same lot size and features for very different prices.” A few remodeled duplexes can also be found throughout the neighborhood, their ornate Victorian- or Craftsman-style architecture standing out amid the ranch-style homes. These multi-family homes can cost between $500,000 and $600,000, depending on the number of bedrooms in each unit.

Dual Immersion programs for bilingual students
Local kids can start school at Bradley Elementary, rated B-minus by Niche, then continue to the C-plus rated Golden Valley Middle. San Bernardino High School, which earns a B-plus, offers a Dual Immersion program in English and Spanish that allows students to earn the California State Seal of Biliteracy.

Environmental centers and sprawling parks
The well-equipped, 64-acre Perris Hills Park features a baseball diamond, seven tennis courts, a few playgrounds and an amphitheater; the full waterpark here is especially welcome on hot summer days, when temperatures often top 90 degrees. Next door, the San Bernardino YMCA offers its members a gym, indoor basketball and tennis courts, as well as after-school programs for local students.
In Downtown San Bernardino, 2 miles west, the First Original McDonald's Museum is set in the first-ever location of the famous fast-food chain, with vintage menus, Happy Meal toys and other memorabilia. About 4 miles east of Perris Hills, the Sam J. Racadio Library & Environmental Learning Center offers educational exhibits about desert flora and fauna, and even some live reptiles. The San Bernardino National Forest is about 16 miles north via the 215, with miles of multi-use trails that meander through forest terrain and up Little San Gorgonio Peak.

Folks travel to Redlands for retail
Most local shops and restaurants are found north on West Highland Avenue or south on East Baseline Street. Local eateries include The Mexico Cafe and Juan Pollo, the latter of which specializes in Mexican-style rotisserie chicken. The neighborhood has two Stater Bros. Markets, and Mexican grocer La Noria Market is just east.
According to Robert Adams, San Bernardino resident and broker with First Team Real Estate, the city of San Bernardino isn't known for its shopping or dining, while Redlands, about 10 miles southeast, has more variety. Two major Redlands shopping centers share a single lot: Citrus Plaza has stores like Sephora, Kohl's and Designer Shoe Warehouse (DSW), while Mountain Grove's long list of retailers includes a Nike Factory Store and Nordstrom Rack.

Route 210 leads to several neighboring cities
Route 210 (also known as the 210) is 2 miles north, and leads about 10 miles southeast to Redlands, about 20 miles west to Rancho Cucamonga, and about 60 miles west to Los Angeles. Interstate 215 (also known as the 215) is 2 miles west, and leads 2 miles south to downtown San Bernardino, 7 miles south to Interstate 10, and 14 miles south to Riverside. Most Perris Hills residents rely on their cars to get around, but the Omnitrans San Bernardino Green Line (sbX) bus makes several stops within the neighborhood. Dignity Health St. Bernardine Medical Center is in the neighborhood's northwest corner, and Ontario International Airport is 23 miles west.
