Post-WWII community near rugged nature and suburban conveniences
At the base of the Santa Cruz Mountain foothills, Crestmoor was founded in the 1950s as one of San Bruno’s many subdivisions. Partially bordered by San Andreas Lake, the midcentury neighborhood often has views of Crestmoor Canyon, San Bruno Mountain and San Francisco Bay. It’s surrounded by shopping, dining and recreation options, as well as major area employers such as YouTube, Google and Walmart Labs.
The resilient community was rebuilt after a PG&E natural gas pipeline exploded in 2010, killing eight people and destroying almost 40 houses. Today, the city has approved a single-family housing development with a mixture of market and below-market-rate homes. “The big attraction to San Bruno is that it’s less expensive than a lot of other places on the peninsula. You can get a decent-sized house and pay a lot less,” says Broker Jim Tierney, co-founder of Netequity Real Estate with 15 years of experience. “It’s closer proximity to the ocean. You can get to the beach quickly if you want to do that.”
Grocery stores and shopping centers
Crestmoor doesn’t have any restaurants or shops, but there is a Lunardi’s Market just off San Bruno Avenue. On the other side of Interstate 280, the Bayhill Shopping Center has restaurants and retailers. Do-it-yourself home supplies can be found at Ace Hardware, while hair care, cosmetics and jewelry are part of BeautyCo. Hashes & Brews serves up hearty meals and creative cocktails. Ichika Izakaya is modeled after the multi-course meals accompanying a traditional tea ceremony. It blends Japanese and French influences in its seasonal menus. Sajj Mediterranean takes a farm-to-table approach to its lifestyle bowls, protein plates and wraps.

Crestmoor Multi-Use Fields Project will have soccer fields, a concession building, picnic areas and shelters when the 6.9-acre green space is completed. San Bruno Golf Center has driving booths and two large greens. South of Crestmoor, San Bruno Park is the city’s largest green space. It includes various athletic fields and courts, two play areas and a walking path. There’s also a recreation and aquatic center with indoor and outdoor pools, exercise rooms and a gym. Occupying 108 acres, Junipero Serra Park partially sits on a ridge of Franciscan sandstone and has scenic views of San Francisco Bay, San Bruno Mountain and Mount Diablo. Miles of hiking trails traverse the terrain, and the park headquarters contains exhibits showcasing the area’s different habitats.

Midcentury houses, 1970s condos and winding roads
Crestmoor’s houses were primarily built between the 1950s and the 1970s, although construction from the early 2010s replaced the 38 houses destroyed in the PG&E pipeline explosion. Overall, the neighborhood has midcentury ranch- and raised ranch-styles with three bedrooms. There’s also the Shelter Creek Condominium community, which features tennis courts, a swimming pool and a hot tub. More condos are for sale than single-family houses because multi-generational households occupy most detached homes. Some of these high-value properties have views of San Francisco Bay and Mount San Bruno, but all lie along curving and sometimes steep streets. All home types sell for a median price of $685,000 after around 36 days. One- to two-bedroom condos range from $350,000 to $700,000. When single-family houses sell, they typically range from $1 million to $1.8 million.

Walking, driving and riding to downtown or San Francisco
Sidewalks connect the neighborhood’s subdivisions, allowing students to walk to John Muir Elementary School. Bus stops dot Sneath and Shelter Creek Lanes, and a BART station is 2.5 miles east on Huntington Avenue. Interstate 280 borders Crestmoor’s eastern side, and Interstate 380 and Highway 101 are minutes away. The San Francisco International Airport is 2 miles west and, combined with the 280 Freeway, contributes to noise pollution during heavy travel times. The neighborhood is 2 miles from downtown San Bruno and 4 miles from Kaiser Permanente South San Francisco Medical Center. San Francisco is 15 miles north, while San Jose is 44 miles south.
Wildfires and varying air quality
Space between the hills can create a strong wind across the neighborhood, something residents credit with keeping the fog away. However, it can also fan wildfires. The community prepares for them by removing trees and plants that could fuel the flames, and Fire Station 52 is at the corner of Sneath Lane and Earl Avenue. Crestmoor also has around 15 days a year of unhealthy air. People are advised to use masks outdoors and air purifiers indoors during these times.
