Lee County community with access to many amenities without the high price tag
San Carlos Park, about 20 miles from downtown Fort Myers, is a mostly residential community surrounded by amenities, including big shopping centers, large parks and a university. “A lot of people have been displaced from Naples because of the home prices, and they are moving to this area. The market has just exploded here,” says Timothy Blackford, a Realtor with Premiere Plus Realty who sells throughout Southwest Florida.

Suburban streets lined with ranch and new traditional style homes
This area features winding suburban streets lined with single-family homes. Older ranch-style homes are most common, along with new traditionals built after 2000. Front yards are often landscaped, while some backyards feature pools. While the median price is about $375,000, Blackford says, “Generally, you’re looking at a range of $300,000 to $500,000 for a single-family home.” This is much lower than nearby Naples, whose median price for single-family homes is about $850,000. Other home options include a small selection of manufactured homes and townhouses. The median price for townhouses is about $230,000. A perk of living in San Carlos Park is one that many of those living in Florida don’t get. “There are no HOAs like a lot of southwest Florida communities that restrict what you can do with your boat or your home,” Blackford says.

Grocery stores, local brewery within the community
There are two small shopping centers on the community’s west side, with grocery and drug stores, services and restaurants. Gulf Coast Town Center is just outside the community and offers big-box retailers and more dining options. Palm City Brewing Company is located in the community’s north end, among small warehouses and office buildings, and offers a spot to grab craft beer and light bites from a rotating lineup of food trucks. The Hertz Arena, about 4 miles away, is home to the Florida Everblades, Fort Myers’s professional minor-league hockey team, concerts and events like Disney on Ice and Cirque du Soleil. Gulf Coast Medical Center is the closest hospital, about 9 miles away.

Children attend schools within the School District of Lee County
The School District of Lee County serves the community and rates a B on Niche. It is the ninth largest in the state and one of the county’s largest employers, with over 12,000 full- and part-time employees. There are no private schools in the community, but several are nearby in Fort Myers, including A-minus-rated Summit Christian School and A-plus-rated Canterbury School. Florida Gulf Coast University is just east of the community. The public, four-year school is part of the State University System of Florida and offers bachelor's, master's, and doctoral programs.
Three Oaks Middle School scores an above average B+ rating among schools in the state.

Residents enjoy the community pool, golfers tee off at San Carlos Golf Club
San Carlos Park has a community pool open year-round and offers water aerobics. Karl J. Drews Community Center offers an inclusive playground and programming for those with special needs. Three Oaks Park, just outside the community, has pickleball and tennis courts, a playground and walking trails. The San Carlos Golf Club draws golfers to its 18-hole layout, driving range and large putting green.

The county keeps residents up-to-date on hurricanes
San Carlos Park’s location near the coast makes it vulnerable to hurricanes. In 2024, Hurricane Milton hit Lee County and caused significant flooding and other damage in Fort Myers. The county’s website offers multiple resources to prepare residents for hurricanes and other major weather events. Crime statistics for San Carlos Park are not readily available.

Homeseekers in Fort Myers invariably want to know where the community name “Fiddlesticks” came from. Yes, the word’s 15th-century British meaning was “the bow to play the violin.” But, over time, it became a common Scottish golfing expletive, albeit one mild enough to say in front of ladies. In 1980, when founders of a new Fort Myers country club searched for a name, they stumbled across “Fiddlesticks,” and the rest is history. In honor of the word’s Scottish roots, the club named its two golf courses the Long Mean and the Wee Friendly.
It’s fitting that Realtor Ernie Horvath, with RE/MAX Realty Group and a member for 35 years says that what sets Fiddlesticks apart from nearby neighborhoods is its friendliness. “This is a welcoming community, and you can see that in the way we focus on kids here. Kids love to come to Fiddlesticks. They rave about the outdoor dining spaces and the kid-friendly pool area. Kids also are big fans of our camps and clinics and have a lot of input into the design of these programs.” Horvath continues, “I brag a lot about living here, but it’s all true. Fiddlesticks is a club, it’s a resort, it’s a community, but it’s also home to about 800 people too.”
Fiddlesticks is located 13 miles southwest of downtown Fort Myers, one of the fastest-growing cities in America. Realtor Horvath says, “Fort Myers is growing, and real estate is understandably hot. But, if buyers are willing to put some work into older homes, they can get some good deals here.”
One-story villas feature Mediterranean architecture. Palm trees and Loblolly Pines are common, as are large yards with swimming pools. Grassy front lawns lead to sidewalks and wide, flat streets. Every home in the neighborhood is required to have a membership to Fiddlesticks Country Club. Buyers can find condos, townhouses and homes with an average size of 5,000 square feet. Recent sales of single-family homes have ranged from $750,000 to $1,800,000. Fairway-facing homes have recently sold for $900,000 to $1,400,000.
Fiddlesticks Country Club is the anchor of the local golf and tennis community, with two golf courses, eight clay tennis courts and eight pickleball courts. Lakes Park features 259 acres of trails and lakeside scenery. A wooden bridge that spans the lake draws hikers and photographers, while children will enjoy a kid-sized train that takes them through the park. Rutenberg Park hosts Little League games and regional tournaments.
Baseball fans have a unique advantage living in Fiddlesticks. Lee County Sports Complex has hosted spring training for the Minnesota Twins since 1991. The Boston Red Sox have held spring training at City of Palms Park in nearby Fort Myers since 1993. ArtFest Fort Myers is an annual event featuring local, and national artists. From July through January, the Wednesday Night Market offers pop-up vendors selling art, housewares, fresh food and live music.
Bahama Breeze Island Grille welcomes residents with indoor and outdoor seating and Caribbean-inspired steaks and seafood. Nino’s Pizzeria has been a local favorite for 44 years. Burma Kava Company offers a unique environment and an enticing mix of coffees, teas and cocktails. Residents can pick up groceries at nearby Walmart.
Kids in Fiddlesticks can attend Lee County Public Schools with an overall Niche grade of B-plus. Rayma C. Page Elementary has an overall grade of A-minus from Niche and offers pre-kindergarten through fifth grade. Bonita Springs Middle Center for the Arts has a B grade from Niche. With an overall Niche grade of A-plus, Fort Myers High is ranked the second-best public high school in Lee County, with AP classes and programs for gifted students. According to Realtor Horvath, Charter and private schools are also popular with local families.
Southwest Florida International Airport is about 10 miles from home, while Naples Municipal Airport is about 35 miles south. Residents can drive south to Naples along Interstate 75. Both Miami and West Palm Beach are about 152 miles from Fort Myers and can be reached by car or by commuter plane.
