A wedge of a place between the 15 and 805 freeways, Cherokee Point and its bungalows exude a sense of fun despite all the interstate busy-ness. The neighborhood is a mostly residential community where renovated bungalows and cottages mix with flippable investment properties on streets lined with sidewalks. “If I were to pick one word to describe Cherokee Point, it would be opportunity,” says Realtor Dan Coppin with Doulas Elliman. “It’s an opportunity to grow with a neighborhood where cute bungalows are being nicely renovated.”

Bungalow and cottages line streets with little traffic
Cute? Charming? Adorable? All seem to work for the 1920s bungalows prevalent across Cherokee Point. Some have manicured front lawns and sturdy columns. Others come with bright stucco finishes and small porches. Simple 1940s cottages are sprinkled into the mix, as are Hacienda-style homes. Larger and newer houses, built in the last ten years, include Mediterranean-style properties with red tile roofs and wrought-iron arches. “Cherokee Point offers small quiet pockets of homes at the ends of streets without thoroughfare; so you almost get a cul-de-sac feel,” says Coppin. Homes on the neighborhood's palm-dotted streets range from $475,000 for a one-bedroom fixer-upper to a $950,000 four-bedroom home. The neighborhood also has small, multi-unit investment properties.

Indie shops and eateries keep University Avenue busy
echnicolor signs brighten eclectic University Avenue, home of the edgy Hatesociety Almost a Skate Shop – a reliable place to gear up before hitting the rails, pipes, ramps and amoeba-shaped pools at Park de la Cruz Skatepark. The walk-up window at nearby Fruteria Disfutalas is the place to indulge in milkshakes, raspados, chamangos and ice cream. Glazed donuts stuffed with fresh strawberries and cream are a good bet at San Diego’s Finest Donuts. Friends can sip custom tea and kava in the quirky Sunset Kava Lounge while catching a live performance. Pancho Villa Farmer’s Market sells groceries as well as homemade tortillas and freshly prepared Mexican meals. Von’s supermarket and Moe Coffee are next door in North Park.

Cherokee Park is in the high-scoring San Diego Unified School District
Built in 2005, Cherokee Point Elementary is a neighborhood highlight. “Cherokee Point Elementary is loving,” says Principal Quyen Corral. ”We really welcome children from all backgrounds and support their social and emotional needs, so they can learn well.” From here, students move to Wilson Middle School. Niche.com grades both schools a B-. NFL quarterback Ben Chase and golf hall-of-famer Mickey Wright graduated from Herbert Hoover High School. The high school earned a B+ from Niche.com.

Easy access to much of San Diego via two freeways
The neighborhood is bordered by the 805 and 15 freeways. With these connectors, most residents can travel conveniently throughout the city by car. University Avenue, which runs east-west, doubles as the neighborhood’s northern border. Metropolitan Transit System (MTS) Bus 7 travels along University Ave and stops at the transit center at the 15 freeway.

Cherokee Point's close-knit feel is supported by the volunteer City Heights Town Council, a non-profit organization of locals who advocate for safe, attractive environments throughout 16 City Heights neighborhoods. Residents have been vigilant about reporting garbage and small fires, likely left by vagrants, in the gulch under I-805, which borders the neighborhood.
